So I bought a property last year and have been allowed to allocate the division of land vs improvements. I have other rentals so write-offs aren't a problem.

The county assessed the land on this property at 20%, but most of my other similar rentals have the land at closer to 45% of the purchase price.

I'm thinking that there will be less recapture when I someday sell the property if I keep the land closer to 45%.

If your taxes are under control as you currently do it, why change it. You're right about the recapture. At 25 percent it is too high in my opinion. Better to allocate more to the land and find write offs in other areas. --66.188.xx.xxx

I'm not sure how you can manipulate the assessed value of the land. Ours are assessed by the county and that is the value that we have to use when we sell.

If you can figure out how to change those values I'd appreciate learning how but according to my CPA I can't. --71.75.xx.xx
