How to avoid the repairs of appliances. i could not include washers and dryers but a fridge and a stove have to be there. What do you do. Can i make a clause saying one time fix or no fixes at all. or leave out all appliances. what do you do . --76.109.xx.xxx |

I specifically EXCLUDE the appliance in the lease. They are there, but we will remove them if they have their own. (They usually don't.)
Then I offer an appliance maintenance plan. $5 per month per appliance and we maintain them or they don't pay that and they service the units themselves.
About 50% of the tenants elect this option.

We provide all appliances including W/D. I can count on one hand how many repairs or service calls I get a year on any of them. Since we provide them repairs are our responsibility unless the damage is due to negligence which has never happened.
We do have tenants that prefer their own W/D so we just remove ours.
We have a clause in our maintenance addendum that any HVAC repairs due to failure to change filters monthly will be charged to the tenant. We've had more than a few that have had to pay for HVAC repairs. --71.75.xx.xx |

Provide what your market requires. If you don't want to fix it, that's fine, but if tenants will move out due to a fridge failure, you might rethink your strategy.
In my market, a stove is standard, a fridge is negotiable. I've decided to provide them so than goofballs and their drunk uncle don't wham them into my doors on the way in/out. I buy gently used, fairly new (<5 years) old used fridges for $150. If they die, get torn up, or someone steals them, I'm not out much $$$. The lease is clear that appliances are provided as a courtesy only, are not warranted in any respect, any loss to food is not our responsibility, and we may repair/remove/or replace appliances solely at our discretion.
I will fix or replace the fridge/stove as a courtesy to a good tenant, but this keeps us from getting claims that they lost $300 worth of Omaha steaks (that never existed). I refer them to their lease...and on we go. --173.17.xx.xx |

In my rentals, I have to provide: stove/range, water heater and heater/furnace.
If they break, I have to fix them or replace them.
All my rentals include central A/C - you can't rent a place without it. It brakes, I fix/replace it.
All my rentals have dishwasher, garbage disposer, garage door opener - they stop working, I may repair/replace them for a raise in the rent. Since I repair/replace them myself at cost, a rent raise is found $$.
I don't provide washer/dryer, refrigerator, blender, coffee maker, can opener and a pencil sharpener.
I used to provide automatic sprinkler control, but tenants break them quickly so they don't have to pay for water, killing all landscape in the process. My answer: transform the exteriors to Desert landscape requiring minor watering.

I provide stove, refrigerator no matter what.
If the home has hookups, I do dishwasher, washer, dryer, and sometimes OTR microwave.
I handle fixes/replacement of them. Electric stoves last a very long time. I do washers and dryers as brand new installs most of the time when I get a place. The bottom of the line pair is paid for in a short period of time, but everyone is excited to have a recently purchased washer/dryer. I usually get 10 years out of them --131.151.xx.xx |

Simple solution. In my lease I have a section on appliances. I do state that I provide a stove and a refrigerator. But for the tenants convenience I will "lend" the tenant a set of Cloths "Washer and Dryer". The tenant is then responsible to maintain and fix at their own expense.At any time the tenant can return the washer or dryer to the landlord and purchase their own appliance. --47.156.xx.xx |

I have tried every approach, including supplying everything for increased rent, but over the past few years, I have mostly gone to supplying the stove and offering a used fridge, as a loner, if needed. It is surprising how many people own their own fridge. Any other appliances I lend w no responsibility.
Moving and storing extra fridges, stoves, washer and dryers, became too much of a pain. I'm stuffed to the gill w extras now.

Fred in California,a pencil sharpener would be nice. Here in Southern Connecticut there is no law that says you have to supply appliances but if you didn't,You'd never rent that unit, no matter how nice you think it is.We also supply a washer and a dryer. It depends on who owns the appliance. If the tenant owns the appliance then it is tenants responsibility to repair or replace otherwise if the appliances are provided then the rental housing providers is responsible for repairs, replacement. The best solution is to amortize the appliances over a three to five life expectancy then build each appliance into rent that way during amortized life there are funds for repairs or replacement. Now with many new appliances having electronic controls, electronic timers it is often not worth while to repair as the parts are too expensive. Natural gas stoves tend to last longer where newer stove have spark ignition for the burners. A vacancy over four to six months can be more costly then providing appliances. Some markets appliances are not included where others tenants have to provide. Generally appliances in a rental unit or home will have shorter life expectancy then a owner occupied home. Another option is when new appliances are required for the house then use the older appliances for the rental units or homes. --147.194.xxx.xxx |

State requires stove and fridge, so yes fixing is part of those, a/c is not required if I remember right but is pretty much a need here and if it breaks and was already there yes fix it, or bring over a portable or a few window shakers, passing this stuff off is great if you can but unless they changed things in the law and the tenants didn't break it, suck it up, it is on you, glad I flip and don't rent anymore. --71.49.xxx.xxx |
