Dodged one this evening!

Actually two.

I just rejected one. At 20, she already has a number of late pays. Parents in collections and lots of late pays. I haven't rejected one in a long time.

The one I dodged actually called this afternoon. Seeking a one or two bedroom. Max price is the price of my new construction.

She goes on to tell me about her two jobs, and her husband is on disability. He has a service dog for his physical disability and an ESA for his mental disability.

Now, I'm all for a well trained SD. I have one! But why does one person need two of them? Why do you need an ESA when you have a SD? Really?

So, I asked when they are looking to move. By the end of the month. SORRY! I'm currently signing leases now that start in August. The homes I'm advertising are currently under construction.

She asks, what about the cute house I saw online? Well, that is actually a 450 sq ft duplex, now a house, and I accepted a deposit last night. I'm just waiting for the individual to finish up all the paperwork to apply.

I hit a homerun this morning. Called a prospective tenant and asked if it was a good time to talk. She says sure, she is loading a uhaul, and she says her LLs' building is being condemned. Says he can't get permits because there are too many actions against him. So I say where were you before that, she says 9 months but she was asked to move (sounds nice, eh) because the LL believed her son in the tub was making downstairs wet. She says it was a leaky pipe they couldn't find. Before that she was someplace for 4 months. Switching gears I ask about employment. She has job hopped w/ no job longer than a year, but her fiance is self employed and has his own business as a property manager.
