I finished working on a foreclosure and am ready to rent.

This house is in the rental inspection district, so, I called the city code enforcement last week and scheduled the inspection.

The inspector came out a couple days later went through the house and could not find anything to write up.

We went to the unfinished basement and looked at the gas furnace and the gas water heater.

The inspector then opened the breaker box and said I needed to label the breaker for the gas water heater!

Our tax dollars at work!

Next time leave some easy things for them to find. Plug cover missing, panel cover missing. See if you can get a list of their criteria and weave a web of easy fixes for them next time they come through.

This is off subject but extremely important!!!

Gas Hot Water Heater was the cause of death for the family of four on vacation in Mexico. A simple carbon monoxide detector would have saved this family, so sad.

a rusty gas water heater caused some major heartaches and grief for their relatives.

The carbon monoxide and smoke detectors are great to have in one. HOWEVER smoke rises so a smoke detector on the ceiling is the best location. HOWEVER carbon monoxide detector is best to be located lower on the wall.

The inspections are fine HOWEVER the problem is many times these inspection find minor issues that can be addresses immediately. And the owner makes an immediate corrections but re-inspection can not happen that day they have to return to do the re-inspections. NOW this is ridiculous!!!

You can have carbon monoxide from wood burning stoves. There's no additive to that. Would the detectors still go off? I'm guessing they would, since CO is odorless to begin with. --50.107.xxx.xxx

Busy (Wi), good point about the water main! My code enforcement inspector will appreciate the suggestion!

I had an inspection at another house a couple months ago by a different code inspector and he told me he could not pass the house since the second story ceiling height was only 6 1/2' tall. The house is 100 years old and the finished second story has been there since the house was built. Then I asked why he passed the house twice before I bought it (4 years ago and 8 years ago). He then said he would pass the hosue!

That is our tax dollars at work!

Mo, carbon monoxide is odorless in Mexico, in the USA, everywhere. It has no smell. You are thinking of natural gas, which the utility adds sulfur to to give it the rotten egg smell for detection. --73.141.xxx.xxx
