I'm getting tired of both the sect 8 tenant and sect 8 office. I see now the office has picked a "random" check to see if my electrical and heating system check. (both are relatively new and was checked by them when we allowed anther section 8 person.
So,...what happens if you decide you don't want to or won't fix something. (IE minor like a light switch with a crack in it). They lose their stipend and have to move? At this point I would be happy to see this whiny,demanding person leave. --96.236.xxx.xxx |

You don’t want them to loose their stipend. If they do, then you will not get paid and you will have to evict them on your own dime. Probably best to not renew the lease and then avoid section 8 in the future. --107.77.xx.xxx |

My section 8 tenant turned off the pilot on the two wall heaters to save money on gas. Then one night it was cold so they called me at 11:30 PM and asked me to come over and re-light their pilots. I told them to call the gas company and make an appointment with them, it should only take a couple of days!
The next day my tenants called Section 8 and said, "My landlord won't fix the broken heaters, they don't work!"
Section 8 sent me a letter that unless I fix the heat with-in 24 hours, they will stop paying the rent! Section 8 also did an inspection and saw the heaters won't come on and sent me a bill for $250 for that inspection.
I wrote section 8 a letter asking for their inspectors "Heating" License, since the pilots were turned off and the heater were fully functional.
I then issued to my tenants their mandatory Section 8 90 day notice. I asked my tenants to pay the $250 inspection fee and to alert Section 8 that they were the cause of having no heat and called me after 11 PM demanding I drive two hours to light their pilots. They also had an electric space heater they could have turned on in the bedroom.

The sec 8 recipient won't loose their voucher. The sec 8 office will stop paying you your portion and require the tenant to move. They will be just fine, while you are left w the swath of destruction that is left behind.
You don't really have to look far, or give this conversation the tiniest of pinprick, and I would imagine that this forum would be flooded w "Sucktion8" nightmare stories. The inspectors have exactly zero real world experience and from the best I can tell, have never been homeowners themselves. I am currently "training" a brand new inspector now. She is clueless and regrettably, nitpicking. I have been meeting her for the inspections as well as calling to make her explain the repairs to me. It's actually quite funny......sad...sad is what I meant to say.
After years of working w the sec8 system, I have been pulling away. It's just not worth it. The quality of tenants is abysmal.

So fix the problem to keep the rent coming in and give them notice.
If not the only thing you can be sure of is you will not get paid. Then it is up to the tenant how long they take to move. Free rent so they will be in no rush to find a place.

Section 8 office runs your business, not you. It is a terrible program IMO.
Had a lady contact me the other day and ask if I accepted Section 8. I replied that I am not set up for Section 8. "Oh, I can get that done. It's a great program for the landlord and my case worker is awesome! It's not that hard at all and only requires a signature from you. Can we proceed?" My reply was simply "No thanks". My receptionist went to a seminar recently about buying a first home,..before they ended a person came out and asked if anyone wanted to be a tester to catch LL that discriminate.

Fred,I live in New Haven Connecticut,and have 2 section 8 tenants and so far have no problems with them or the office that administrates the program.I do have questions about the Inspectors that do their inspections,who appoints them or where do they get their qualifications'.Any of my grandchildren either boys or girls,seem to know more about construction .Why is that.
