I have a very needy tenant. Nice older lady, who as a person I like a lot. However there has to be a line. I have changed a light bulb for her and many other minor things that were just too challenging. For example she emails light was not working, I suggested she first try changing the light bulb, she tried but couldn't reach. So instead of sending an electrician over I thought I would first see if it was the light bul...yep. She lives in a condo I own. I have also closed the balcony door for her because it is too much.

Now onto the latest issue, bugs. As part of the condo fee services you can request once a month professional extermination. She has reported roaches around her dishwasher. I went over to see if there was any standing water in the dishwasher....none. She does not want to use a professional exterminator because of the chemicals. I have told her about boric acid. And let her know that she is free to use any natural products she wishes. She is repeatedly emailing about this big problem. She talked to someone who has told her there may be a nest behind the dishwasher. I am unwilling to uninstall the dishwasher and garbage disposal to look and then reinstall them. That's nuts. I would tell her the options are she allow the exterminator to spray or she can purchase her own big killer and use it as she sees fit.

Next thing she's going to ask you to come and dispose of the dead bugs.

If you get trapped into it when your done send a "frivolous maintenance" visit bill at her. $45.00 first half hour $25.00 every hour after. and don't forget-- we aren't responsible for that but we did it for you. I do have to pay my workers.

Tenants train us, or we train the tenants. We get what we allow. I'm with NE... let her know that if she wants hotel-level services, she will be paying hotel-level rent prices. We don't work for free unless it's at OUR discretion for causes and people WE choose to help.

Plenty, why would a landlord go through the trouble of removing a dishwasher and garbage disposal to prove to a tenant who obviously has no common sense that there aren't any bugs in those locations?

That doesn't make sense to do with a tenant like this. What can one expect to see from removing a garbage disposal? It's an encased unit. They are either on the outside of the can or inside where there's water flooding them out. I had one dishwasher that took us 4 hours to replace before!! No reason to take it out with poison put in place behind the kick plate.

If the tenant doesn't want to use the monthly service provided by the complex, then this is her problem. Too bad for her. --50.107.xxx.xxx

I quoted (unknown to me at the time Sid) tonight. "We get what we allow" I requested by messenger today the new place a tenant's partner is working? She ignored me. I later proceeded to advise her that I would be issuing a 5 day pay or quit tomorrow. Well, I got PLENTY of replies then, I can tell you. They have only paid 300.00 so far this month & she had requested a few days extra. Some BS about ssi check for child had to be adjusted and will be late. She had told me where she was working now but all of this mess about changing jobs all of the time, etc. I'm sick of it. So I told her I am getting calls from people that I know would be good tenants and I'm not happy that they aren't taking very good care of the property either.

So, I hope it will help straighten them out, they saw we just evicted the next door tenant last month so they know we will do it. We'll see.

Some of the folks here mention a gel for roaches. No need to move any appliances. I think they live in walls anyway. First hubby had them in his apartment and they followed us to our first house. One night I made Rice a Roni and when we looked at our plats there were boiled roach egg cases in with the rice. So they live in open boxes too.
