Had inquiry from out of state prospect, offered letter from neighboring county job offer with more than adequate income. Has a hound dog for a pet so wants to live in the country/doesn't mind the 45 mile commute to work.

Has anyone had any unusual experiences renting to a realtor/ county property assessor?

I've had good & bad experience renting to someone coming in from out of state. Come to think of it, I guess it is no different! --71.51.xxx.xxx

How does your place compare to where they're coming from?

I had someone coming to be near the in-laws while her husband was overseas. She loved the house based on MIL's photos and videos, but hated it when she saw it in person. She had come from a 3500+ sf new-build that rented for $5k, and was now in a 1940-era 1100 sf 3/1 that rented for $525. It was only supposed to be for a few months, while she built her dream house, but even so, it was beneath her. The best I could figure out was that the utility room was meant to accommodate an ordinary w/d set, whereas her husband, before he left, had bought her these massive, expensive w/d's that had no chance of fitting.

She cried all the way through lease signing. When she called me a few hours later, saying she just couldn't do it, I let her out. I didn't need anyone in my house who hated it. And if she had been able to walk it in person, she would have known it was a bad fit. --166.137.xxx.xxx

I've rented to people who are relocating sight unseen. Half of them had either friends or family in the area who could see the property in person while the other half just went by size and room pix. I've never had a problem with any of them. You do need to provide an in depth realistic description so there is no misunderstanding of both the pros and cons.

If you are doing everything you need to do to provide safe and clean housing I wouldn't be afraid of their working for the county. --71.75.xx.xx

Hound dogs are big, but nice natured. I'd inquire about the dog carefully. If they are outdoor only dogs they can be noisy.

If the tenact intends to turn the dog loose to roam, that would tick off your neighbors.

I'm thankful that she will have a good job, we are out in the country, own all of the surrounding land so dog noise won't be an issue. I sensed a slight red flag when she ignored my question in an e-mail about specific lease dates. Now today I receive a check for the full amount of the first months rent & deposit, minus a date on the check. Which is my bad, because I failed to emphasize that I needed a bank check for move-in funds. I hope there is a local branch of her bank so that the lack of date can be why I don't cash it and insist on guaranteed funds.

I had a similar experience to that of Deanna in TX. Two years ago, a husband was on a business trip and scoped out possible rentals because he and his wife wanted to move to the area. He loved the property and agreed to rent out the place. On the day that he brought his wife a month later, the unpleasant experiences started. She seemed to have lots of problems with the house, and I immediately noticed that she was pregnant. I heard from people that pregnant women can be super high strung especially where their nest is concerned.

Anyway, I fixed all the problems that the wife found then, and since she had the baby, I just heard from her infrequently about a couple of issues.

However, I will no longer rent to anyone who hasn't seen the house. Best of luck and hope everything works out well. --107.142.xxx.xx
