Just curious: I have a tenant that I had to evict 13 months ago. Since the judgment, she has been terminated from her job, which prevents me from going after a garnishment. I've tried methods suggested here to try to find where she may have gone to, with no luck. She keeps her FB locked tight and I'm inclined to believe that she's probably just freeloading off of the government.
I have a signed application that permits me to check her credit, background, etc. However, I was wondering when/if this permission ever "expires"?
I wanted to run her credit again to see if it contains updated employment information. I've already accepted this as a loss, but allowing a tenant off scott free irks me. --170.224.xx.x |

Jason in VA throttle back. Relax let time pass. They know your looking for them. Around Xmas start the hunt. Court records for new evictions -- civil suits and criminal filings at courthouses. (lets face it your not the only one they've stiffed) I've always thought re-running credit reports, even with a skip reason attached, can be iffy.

Our authorization they sign with theitpr original application specifies we can check their credit as long as there is a fiduciary connection between us and the applicant/tenant. If they owe us money, there is a connection. We also run one on them if they have been with us awhile and they start to get behind. --104.152.xx.xx |

Like Annie I too have a clause in my application release form allowing credit checks as long as there is a fiduciary relationship.
Having said that almost all creditors can and do run regular credit checks on their customers but again I think it is hidden somewhere in their 4,000 pages of legal ramblings.
Just remember that credit reports do not always have the most current or correct address. Do you have "emergency contacts" on your app and lease? You could try reaching out to them. --71.75.xx.xx |
