Once your tenants provide the 60days notice to move. What do some of you guys do in between? Would you do some improvements while tenants are still there, like replacing the counter etc?

Would you guys even put it on the market even if you are not able to show? This is the second place coming out and tenants are not allowing us to show. Think maybe my patience is getting to me.

I really don't like to show when there is a tenant in place. I also don't like to do upgrading while a tenant is in place. Maybe something outside if you want to do something like install a fence?

A tenant making plans. It may or may not happen on time. I would not schedule anyone one just yet. What I would do is the following:

a) Ask to look at the property now before the tenant starts to pack and move things around. Then I would take notes on what needs to be done when the place is vacant.

b) Then I would look for sales on things that I'm going to need to replace in the property. Like Laminate flooring, appliances, window treatment, carpeting, tile, fixtures, etc.

c) I may get a few estimate from painters, flooring contractors, cabinet shops, etc.

So by the time the tenant is almost out, you have "ideas", a place to purchase materials and people who have given you an estimate of the work needed.

But remember, tenants change their minds and sometimes stay for longer periods of time because finding a new place to live isn't that easy. --47.156.xx.xx

Jeffrey teaches he first looks for COOPERATION in a prospective tenant. Even before they move in, you set the stage for some day when they may move.

So while you are showing the prospective place, which still has the previous tenant living there, you talk about the return of their Security Deposit (someday) right then.

"The departing tenants are great, we are sorry to lose them. You can see how nice they keep the space and unless something goes very wrong in the short term, they will be getting back every dime of their deposit."

"I can't show you the place at 5 pm, as that is when the current resident gets home from work and I don't want to bother them then. I'm sure you can understand - we'll show the same courtesy to you some day."

Or whatever.

To the departing tenants: "So sorry to see you go! Is there anything that needs our attention, any repairs we need to take of? I will be setting up appointments to show the place but want to be mindful of your time. What days and times work for you and I'll schedule around YOUR schedule. I'll give you plenty of notice. The tenants are paying rent, they have control of the unit. I would not be bothering them. As many here will say, it it great when you get that much notice, so use it to plan. Maybe do a walk through a month before going over with them, what needs to be done to get their deposit back. At that point make plans for what upgrades or changes you want to make. Get the supplies and workers lined up.

Co-operation is a good word, you don't want them to trash the unit, and you need to respect their living there. They have paid you well over the year(s).

Personally, I do not show while a tenant is in the unit. It has never worked out, and I think I have lost possible tenants because they see the other tenants lifestyle and it isn't theirs. People can't always see past something that is there. I also have long term tenants, so I look to do painting, upgrades and just overall checking things while they are gone. Since I DIY, I appreciate that time to not be rushed. When I am very close to being done, enough that people can see it WILL get done and what it is, I start to show it.

Now a difficult tenant, that I know is going to be trouble, I might offer prorating the rent the get them out early. Especially if I know I am going to have a lot of work there. If you are planning on upgrades, it actually is easier, cheaper and quicker to do it in an empty unit.

Some people do well with a few hours between tenants, but that isn't me. --96.236.xx.xx

Once I receive the notice I send them the requirements for move out which is essentially a copy of their lease and the paragraph that refers to tenants responsibilities.

I do not do repairs while they are there. I do not show it to prospective tenants since even the best tenant does not have the property in the condition I want it in to show. Finally, I do not advertise it. tenants here only look a few weeks before they need to move. --71.75.xx.xx

I did something the last few times that worked well for me. I now have good photos of all of my properties, and am starting to make walk-through videos. This allows me to pre-market. This allows prospects to have a really good idea of whether they want the property without ever setting foot inside. I post the listing as "available XX" and email interested parties an application with an offer to get preliminary approval. I don't collect an app fee, just ask for the completed application with proof of income. I can screen in about 2 minutes. Those people who pass get an email: "Congratulations! You've been pre-approved for 123 Main St. We will be holding an open house on May 3 at 7 p.m."

Meanwhile, our periodic maintenance visits mean that we've stayed on top of repairs. In-home visits before we rent out means that we have tenants who keep the place clean and neat. At move-out the most we need to do is touch-up painting and white-glove cleaning. That takes a day. We schedule the open house on the heels of the painter, where we collect application fees from the prospects that have passed our prescreening (plus anyone else that shows up at the open house), and finish the process by pulling credit, getting landlord references, and doing an in-home visit.
