Jeffrey tells us to offer fries with every order just like they do at McD's. I love up-sells above my base advertised rents. Pets, payday rent plans, and washer/dryer sets are mine. Rented one today with the washer/dryer for an extra $40/month. It gets even better. Had my handyman haul the washer/dryer from 3 doors up the street where it was left by the previous tenant. A nice matching Maytag set that works fine, just needed a little cleaning up. One tenant's trash earns the landlord an extra $480/year. Cha-ching!

I was thinking about tis concept, also, as there has been discussion on paint colors and curtains & such. Why not give them what they want - for a profit?
Of course, this really doesn't work so well on the low end rentals. Or could it? Maybe there are some upgrades even class c tenants would pay for, if they could afford it....need to think about that.... --68.10.xxx.xxx |

DJ, actually C residents are often more likely to pay for upgrades more than other residents. That's why you see Rent-a-center type locations in C class neighborhoods more so than others. Are there any near your rentals? --100.4.xx.xxx |

Yes, other than pets, it’s the lower end units that pay extra for washer/dryer and payday plans. The folks on the upper end will come up with a way to buy the washer and dryer, even if they have to pay on a CC. If the folks on the lower end go to the rental place and see the set for $25/wk vs mine for $40/mo or $10/wk they will take mine. --70.178.x.xx |
