Just had a LL friend post pictures on Facebook of all the 'property' left by a tenant skipping/moving out. She only asked for help in locating them, making no reference to anything else. The LL had tried multiple times to reach these tenants with no response. Once posted to FB
there were immediate replies. The tenants came back and removed most of their junk in less than 2 hours.
Has anyone used social media to post pictures of trashed houses containing tenants belongings?
My friend has a line in their lease in which they have the tenant initial that states that social media will be used if they trash the unit rental unit.

I would be worried some tenants will make big mess and post on FB and blame landlord for the big mess.

I REALLY like the idea of using this to find skippers.
As a comment: But we must be aware that social media is a strange animal.
When someone started blasting us multiple times on a community page I responded with gentle words. Got blasted even harder.
Rather than argue I posted a pic of the carport full of trash the poster left. Got blasted DOUBLY HARDER by the public.
No one can WIN the internet.

I agree with Brad. I had the same result. Seems the public in general thinks all landlords are rich, greedy and always wrong. I've had past tenants de-friend me when I posted before & after photos without even mentioning their name or address. Guess they had a guilty conscious. Didn't stop them from calling me when they had a family tragedy because they knew I'd probably respond, which I did. --71.51.xxx.xxx |

I've posted a pic before. Just 1. The caption said something to the effect of "Having a great day cleaning! :)" A few made comments to the effect of they didn't know how I did the job I did, That sucks they left the place so bad, etc. After a while, I thought about the possible backlash as described by BRAD 20,000. I removed the post. Luckily it hadn't been up long, so it didn't circulate too much. I've just heard of stories go viral good or bad. I've also seen good stories go viral for a bad reason. We use FB primarily when we are screening tenants to see what they post when they let their hair down. Was considering a couple awhile back, but after seeing all their posts about WEED, found another reason onntheir app to turn them to turn them down. --107.77.xx.xx |
