Do some internet searching around the concept of short-term rentals for business professionals or medical professionals such as nurses. This is a niche market that some people cater to and do well. I have a local LL friend that had *2* dif furnished short term complexes. They were diametrical opposed.

One was a small motel by the airport that he updated, furnished, and put a lower cabinet w/fridge and microwave in the rooms. He orig got a contract from one of the airlines to house their aircrews that stayed-over before flying out again. After he had it up and running, it wasn't the tenants that were the problem. He had trouble finding and keeping his cleaning and housekeeping crew. People didn't show for work, rooms didn't get cleaned, etc. Eventually someone made him an offer he couldn't refuse--and he didn't.

The 2nd one is a series of low income cabins that he minimally fixed up and houses parolees till their paroles are up. He got some kind of contract for that too, from the state(?) prison system. These were studio type cabins that kitchenettes already in place. He says he has less trouble from these guys because they all follow the rules or go back to prison. They all have to work at something for money for food and low rent. The contract pays him something toward his overhead (water/elec/maint/taxes, etc) and a stipend per person. As far as I know, he still has that place. --108.87.xx.xxx
