Is Craig's list finished for effective advertising?
I see many more people responding to facebook ads. The theory is people are more comfortable buying withing groups where you sign in. I imagine Craig's is a random stranger, but Facebook is Beth Walker from Cambridge. Seems trustworthy just from the sound of it.
Dunno. I'm curious though.
A friend in the Big CT sells car parts and motorcycle parts. When someone responds via Craigs it is always less than a fifty fifty chance that a decent behaving person will show up or follow through with the appointment.
When I get things for free from Craigslist it is always a joy. Always a nice experience.
Trying to rent via Craigs is hit or miss and often flaky.
I have not tried to rent via Facebook because ...well, cause I don't know how.

I use both zillow and CL. I get most leads from zillow, but i don't find prospectives any less flakely. I still drag them kicking and screaming to the showing.
I don't want to use face book for mainly two reasons. I phone screen out more than half the people who are interested and dont want them to connect to who I am. I also don't want people to post comments .
using zillow makes the point that the good is the house . Facebook, as you said, is "Beth Walker from Cambridge," the good is the person. I dont want to be the focus. --50.4.xxx.x |

Facebook people profess interest, and "LIKE" and "SHARE" any listing like crazy. I've never rented to ONE that came from FB.

I agree with David. Facebook is dumb - for every reason.
I only use Zillow for rentals. It pulls very well here and you can see the metrics. I NEVER do anything by phone - only e-mail and it works very well.
Craigslist is pretty much a joke these days. I have found it to be a total waste of time when you need skilled professionals.

A big problem with Craigslist is that there is no really good mobile app for it. People these days want to load an apartment/house finder app into their phone and browse. Craigslist does not do this well.
I get most of my leads from various online places -- most of which have apps. I do this by using RentLinx. I'm not thrilled with RentLinx's new billing levels, but I do the cheapest plan and make it work (and I revert back to the free status when I don't have anything available -- so I really only pay for a month or two at a time).
If I start to get desperate (like when something opens at a bad time -- winter/Christmas in Michigan), then I may also post on FB and CL. But, normally, not any more.

Lucky for us we hired an attorney when we were dealing with the foreclosures and he made us sign an agreement never to use face book or social media while he represented us. When we concluded our business we just never got on it.
After seeing "screwie" Zuck in front of congress doing the Mohamad Ali duck and shuffel we are so glad. They have 2B customers and are doing and will continue to do what they want---- NOT FOR WHATS GOOD FOR THEIR CUSTOMERS.

The problem with Craigslist here is that no one monitors it. One apartment building will repeat their ad over and over. Maybe 30 times in the first hundred ads. Then another apartment will have 10 ads all identical.
It's hard to find the single little ad for a 3/2 house by a private landlord. Those ads get pushed off the page.
Some areas have a huge craigslist problem with scams. I've seen a few, but they are so very obvious that nobody should be taken in. --174.216.xx.xx |

I made it seem as if I don't use Facebook. I do, I am a member of the local "Rooms & Rentals" group - but all I do is link to my CL ad and to my website, which directs them to the Preview Questions form. So I may have had some FB inquiries, I suppose.

Yeah. Noticed tenant quality, likelihood of showing up to open houses increased after moving solely to Zillow and dropping CL. Class B here. Tried this about 2 years back as experiment, was happy with results.
Zillow has Zillow Rental Manager, which will send your rental out to Hotpads, Trulia as well. There's a few flaws with it, but its overall worth using IMO. --74.139.xxx.xxx |

Around here we also have WesternRentals.com, worked for me multiple times.It merged with Apartments.com, but still operating as WR.
CL is still OK, I've never tried Zillow. I've never tried listing with RE agents for two reasons: I started as a RE agent in the 70s and I know how lazy, unmotivated and clueless most agents are and I also don't want to pay a commission.
I only have single family homes, and a large sign inside a street facing window would pull drive by prospective tenants in drove. Since all my rentals are on side streets off main streets, I also place "For Rent" signs on the main streets with arrows pointing to the right direction.
Aggressive efforts bring faster results. The last home I had for rent, 66 lookers came, 12 filled applications and 1 became a tenant - within a week after I finished preparing the house for showing (which took me a month). --99.59.x.xxx |

CL was good a few years ago but last year I noticed a big drop off in responses to my rental ad. I switched to Zillow and got a lot of responses. Another reason that I favor Zillow is that they seem to have a format which asks the applicant ques. like income and credit score, and you get a full name (good for doing research on Fb). With CL you get a lot of dolts asking you ques for info that is already in the ad, and not giving you any info about themselves. --73.141.xxx.xxx |
