We all know tenants don't read the ad itself. But I recently had a question about my "Annual Rental: Top Floor Duplex" asking if it was only the top floor and not the whole house. The title literally says top floor duplex. It was in the subject line of the email for goodness sake. Not only that but the pictures clearly show a large house with two separate entrances top and bottom.

Well that is interesting. They spent enough time reading the ad to determine that there was a whole house, yet had enough doubt as to whether all or half of it was being rented. Well, I am a bit confused. 'Top floor duplex' could mean that their are two floors to this side of the duplex, and someone is looking to rent out the top floor since someone is on the first floor. OR it could mean the duplex is up and down units. I tend to think of duplex as side by side units that are pretty much the same, otherwise it is a two unit or what used to be called a flat. Even your answer of 'only the top floor of the duplex is available' makes me think there are bedrooms on the first floor that are occupied and looking for someone to rent the top floor OF THAT UNIT.

Perhaps they are two families who help each other, need two spaces. Or they just need two spaces. Ask them to share with you their housing needs.

I'm no longer compiling theories as to why people don't read the ads. For some time I thought that they were simply getting my number from a friend. So the friend saw the ad and suggested they call.

Sounded good but that ended years ago.

Now I see that people respond by clicking.....the click sets them up with an automatic message. " Clicking tenant would like to know more about your rental".

Sometimes they just click without any pre-written text. I suppose that means I'm supposed to write back.

All of these leads end with " Which house is this? I clicked on so many I have no idea".

I constantly receive inquiries asking for more information even thought the ad provides all the information. What is really annoying is they rarely specify what additional info they want/need.

As for your ad, I find it confusing. I can't visualize how that works. Most of us (former) northerners think of a duplex as two sides of a house with separate but adjacent entrances. And I have never even seen a duplex in Charlotte. --71.75.xx.xx

Without you explaining. I may think it's a four family that has two levels each of which is being called a separated stacked duplex(s) upstairs and downstairs duplexs, two up and two down.

A duplex is only two units, by definition? But I changed it to "Top Floor Apartment" since it seems the title did confuse some people here.
