My 17 year old biscuit colored refrigerator is going out on my tenant of years. I'm going to replace the refrigerator. Biscuit is not a very common color any longer and hasn't been for over a decade. The working range and dishwasher are also biscuit color. Should I replace the refrigerator with a biscuit color unit or replace the fridge, DW and range all together to white?

I know what avocado looks like. never heard of biscuit color. I did sell some orange tile from a renovation to a retro rehabber. just replace the fridge. I don’t think renters too concerned about color coordination. --70.119.xxx.xxx

I try to put myself in my tenant's shoes and think I would not be happy with having appliances of multiple colors in my kitchen, hence the consideration of changing everything to white.

Either I take the plunge and replace the DW and range (even though they work) but have an 'updated' kitchen. Or simply replace the fridge with a like color unit (which most manufactures have a very limited selection due to the unpopularity of the color). --199.67.xxx.xx

Replace the fridge with a white one. They should be happy to have a new refrigerator. You are over thinking this. They aren't buying the house. Don't fix what's not broken.

If you're feeling that bad about it, tell them they have the choice of a used refrigerator in the closet color you can get to the original or a new white one because you plan to eventually switch to white. That you aren't willing to buy a new refrigerator in a color you're getting away from.

I can't imagine a tenant balking at a new refrigerator based on color. And I have solid B properties. --75.89.xx.xxx

I would replace it with whatever color is available in the style I want, and the price I want to pay. NOTHING says that appliances have to match. You could even do black or stainless and have biscuit for the other appliances until they need replacing. Unless you have a real high end place, I can't imagine someone would not take a unit just because the appliances do not match. (If they did, I wouldn't want to deal with them anyway)

My own appliances do not match, dishwasher is white, stove is stainless and refrigerator is grey. --96.236.xx.xx

Rick,I would get a new refrigerator,at Lowes a Whirlpool,they say they are all made by the same company,For whatever reason I don't believe that.get them down to the best price you can,they'll deal.talk to the tenants and ask what colour they like.And if they're good tenants,tell them you'll try to get that colour for them,you can't promise them for sure though.Lowes have a great variety of spray cans of Rustleoleum,easy to do.you don't have to do the whole refrigerator,just the front part.as long as you tape off the handles and other stainless areas.do it out in the garage,or where there is little wind,do the same for the other appliance's.If you have to give them a light sanding,do so.You'll amaze yourself.When the other things go,then replace as necessary, you don't have to go hog wild.I had a refrigerator for 41 Years .our own stove is 44 a Coppertone,remember them.still cooks a mean bacon and sausage,oh yes a couple of eggs too........charlie...........that paint is about $3.98.......................

I would replace with a white fridge after explaining that biscuit is becoming a discontinued color.

I try to utilize turn overs for the larger replacements like a dishwasher.

But I have read on here before of an interesting idea to use upgrades or replacements of a tenants choice as an incentive for long term tenants. Maybe you could get creative with a lease renewal or associated rent increase if they really wanted the updated kitchen look.

I understand wanting to make your tenants happy. Happy tenants are easier to work with and stay longer (always a plus with a good tenant). So maybe a compromise such as the incentive I mentioned would help out each of you. --67.177.xxx.xx

I always make sure it matches the color of the existing appliances. We just recently switched everything to stainless with very little up charge. It wasn't a choice as much as staying competitive with everything else in my price point.

Thanks to everyone for all the feedback!

This is a nice unit. My tenant is a dream tenant; never been late and very rarely asks for anything. She has been with me for 5 years. Before me, she rented a home for 20 years and before that rented a home for 10 years. My fingers are crossed she remains my tenant through retirement and her golden years.

I've shopped and decided I'm going stainless. Lowes has a side by side low-end fridge for 850. I've spoken with my tenant on my decision and will update the DW and range over the next few months. She is excited and understanding with my decision to put in the DW and range in a few months. With upgraded appliances, the annual rent increase in September should be easily bearable for her. She is happy with the approach.

Last year my fridge went out. At the time both appliances were biscuit. And the store I usually get appliances from had a scratch n dent in biscuit. Range was relatively new/modern, except for being biscuit. So I got the biscuit fridge.

Not six months later the range control board went out.

I got a white range. Eventually that new biscuit fridge will die, too.

So just get the white. Eventually all the others will die too. Or you could plan on slowly updating them over the next couple years. --64.222.xxx.xx

I volunteer at the local one & they have appliances get donated all the time by people renovating. Also local Sears scratch & dent. We bought 2,500 fridge a few years ago for 800. a dent on the side that can’t be seen since in an alcove. shop around. --104.218.xxx.xx
