Get a call from tenant asking for a bug spraying. Check it out. Roaches. Sure, no problem. Bug person was out today. Called and told me it's pretty bad. Then they said, "your tenant is moving and I would like to get back in there ASAP after they are out and spray again." Say wha???

This was on a voice mail, so I called them back and dug further. I guess the bug person told the tenant they will only take the roaches with them and they will have the same problem at the next place, so they would really be better off staying here and letting the LL take care of it. The tenant's response you ask? "Oh, that's ok. We are leaving everything here." Double say wha????

This is a class C joint, so collecting anything past the security deposit is not a likely scenario. This is a 3 unit building and the bug person said the problem is really only in this unit. At this point, maybe it would be best if they just left. I can clean their stuff out and get in there with the nuclear missiles for the bugs and get this problem gone. They've been there 3 years or so, so I have made money.

It makes sense that they will leave for an untreated apartment, that is how they have survived all of these years!

Yes, it is interesting how we find out things sometimes. When we were the cheapest guys in town, that was how we always had new applicants! A friend of a friend!

I'll never forget the one repo doublewide that we did, with so many roaches that they were mashed flat around all of the cabinet doors! Roach doodoo was coated behind the range all over the wall!

I learned on here to be sure & treat the TOPS of the room doors, as it is warmer there and that is where they rest. I use the Combat gel around plumbing pipes and under cabinets. --71.51.xxx.xxx

Spraying is a temporary solution where later they come back. Three elements for survival are food, water along with a warm place to live. Integrated pest control starts off with chalking all the cracks in the baseboards, kitchen cupboards then installing insulation foam where pipes enter walls or floors. Draining the fridge defrost pan then put in bleach. Thoroughly cleaning behind the fridge, stove then removing all the garbage. Max force or Combat gel over time eliminates roaches once the food source no longer exists. Without water nothing survives more then seven days. Putting anything out on a cold day or night the roaches will run for it. --147.194.xxx.xxx

I hope you can get the new address to deliver the stuff they forgot, and of course bill for other damages, be cautious about using bleach or aerosol stuff - it only forces roaches to hide deeper and plant more eggs, you will prolong the treatments another 6 weeks or more. --76.188.xxx.xx

Doogie of KS, Treat ALL 3 units. Really bad idea to only treat one unit. Unless you want the other tenants to leave too. Should treat like yesterday.

I would remove all the debris and furniture out of the unit before treating don't waste the treatment on the garbage in the unit. Now is the time to have a dump truck, load all the stuff on the truck and take to the former tenants new place, dump it on the driveway...
