Although we will not hit our 100% rent in April, I did hit our 100% rented, as we have already signed lease and accepted deposit on the Toxic Tenants' Townhouse. Unfortunately the damage to carpets cannot be ignored and they will be replaced with Allure, which means some down time on the rent itself. :(

On the flip side, we are replacing carpet, so that's got to be worth something. --50.82.xxx.xx

Congrats!

I'm looking at my new construction and it won't be long before my 22 yr-old and I install 5600 sq ft of it in there! Just have to wait until the concrete cures enough. 90 days. So June 1 we start installing Allure!

Just realized I will in fact *not* be out any rent! Old tenant paid rent on the 1st of the month. New Tenant will pay on 15th. So in terms of dollars for April, full rent will be paid even though it applies to a different time period.

Someday if I pro-rate on the way OUT at the end of the lease, I might lose some rent.

But since I stopped pro-rating on the way in, I don't think I've ever had to pro-rate on the way out. Usually can get things re-rented for the 15th with no problems. --50.82.xxx.xx
