WMH, gonna have to use your ready to occupy. I need to improve my turn over cleanliness of tenants. It's ok, but not where I need it to be.

Alexandra,

I'll be including this in my teaching at Convention. I hope you'll be there! Arguments come when the LL did not complete all the repairs or left things just OK, not great.

A good move OUT starts by making the home perfect. Walls, glass, floors...everything is perfect, clean, and smelling great. Like Steak N Shake's motto: "In sight it must be right". Theses homes rent faster too!

I have a system to take 100+ photos proving the home is in fantastic condition.

So move OUT is simply a matter of what is no longer perfect.

My move OUT inspection consists of taking 100+ photos of the home and closeups of any problems.

I do the photos from the same position as the move IN photos so they match, making BEFORE and AFTER for deposit deductions or court easy and impossible to argue. A checklist is weak in court or when a former res argues. Photos do not lie in court.

From those PROBLEM photos my helper and I sit down and mark up the TURNOVER CHECKLIST. It's 4 pages, 2 columns, and lists about 10 items per room plus general stuff like signs, flyers, welcome mat... It helps us remember the odd stuff that is so easy to forget.

This is also the time we upgrade items such as lights or shutters.

The second checklist is the Office Move OUT checklist for date the keys were returned, garage remotes, deposit refund letters and deadline, filed in court?, etc.

I coach soooo many LLs who forget these little admin tasks leading to lose of money. one today forgot to turn ON the heat in Jan and her pipes froze.

Dear Resident/s,

Moving time is always a busy time, and you will have lots of things on your mind now that you have given notice you are moving. One of those things undoubtedly is how to get your security deposit back.

In your case, they amount to $ ________ (see your Rental Agreement).

Contrary to what some Residents believe, I want to return your deposits. To get your security

deposit returned you need to leave your dwelling in clean and good condition except for reasonable wear and tear.

Cleaning Check List:

1) Clean the Stove exterior, meaning around the burners, the drip pan areas, the cook top surface, the interior of the oven and broiler.

2) Clean the kitchen cabinets (under the sink too) both inside and out, remove all NON-adhesive

shelf paper. Clean the hall linen cabinets and the hall closet both inside and out Clean the bedroom closets.

3) Use an appropriate cleanser on the shower/s, tub/s, toilet/s, sinks, mirror/s, and medicine

cabinet (inside as well).

4) Dust the ceilings (for cobwebs) baseboards, window sills.

5) Wash the kitchen and bathroom walls and spot-clean the walls in the other rooms.

6) Wash the light fixtures.

7) Wash the windows inside and out.

8) Clean the blinds (mini/vertical) or drapes.

9) Scrub all floors.

10) Please DO NOT attempt to fill nail holes or "Spot Paint Walls.”

11) Remove all personal belongings including clothes hangers and cleaning supplies.

"Reasonably undamaged" means that items which I have supplied should not be missing (including working light bulbs) or broken. If shower curtain and curtain hooks were provided New when you moved in, I expect that a shower curtain and hooks will be there when you move out. You should not have excessive "pulls" in the carpet (if you have Berber carpet). All new holes, tears, burns, or stains of any size or amount in the carpets, flooring, drapes, blinds, walls (other than small nail holes). fixtures, and/or any other part of the premises do not constitute reasonable wear and tear.

Do not leave a refrigerator that you own. If you do not want the refrigerator that you own, you must dispose of it in a certain manner for safety reasons. You must take it to the City Dump, and you must have doors removed.

Dispose of all trash "inside" of our trash dumpster. Any excess trash that cannot fit into the trash

dumpster must be taken to the City Dump. Any large items such as furniture, box spring or mattress must be taken to the City Dump.

As you are moving your items out, please try to avoid nicking the paint in the halls and doorways. Thanks!

Be aware that until you have returned =All= of your keys, you have not "officially" moved out. You are still in possession and therefore you are obligated to pay rent. These keys include the front door key/s and your mailbox key/s.

Please make sure you submit a change of address form with the local Post Office to have your mail forwarded. Any mail received at your old mailbox will be returned to sender or turned into the Post Office.

I will do the security deposit accounting pursuant to California Civil Code 1954 and mail to you with in the legal time frame at the forwarding address you have provided. I expect you to have moved out completely by the date you entered on your "Notice of Intention to Vacate”.

You may leave all of your keys on the kitchen counter. Close the front door and close the security door leaving both doors un-locked. Please Text or Call me at 562-123-4567 when you have completed this process.

I will do the final walk through for security deposit accounting at my convenience. By law it is not

necessary that both parties be present at the final walk through.

If your moving plans should change, I need to be notified immediately.

I hope your moving goes smoothly, and I wish you happiness in your new home. It's been a pleasure having you as part of Our Neighborhood.

My move out letter is designed to "Shoot for the Moon and hope to land in the Stars".

I am one of those meticulous types. Everything is extremely clean. The rental is in excellent repair and every little detail is perfect. I drive myself nutts with the cleaning and the details.,

I have found if I keep to my high standards I not only rent my units fast. I also have a great Applicant pool coming to look.

To clarify: a good move OUT starts with a perfect house at move IN.

My response was from the LL’s inspection.

If you meant a checklist for the res at move out, I’ll add that we send it as soon as they give notice then again 2 weeks prior to the anticipated move out date.

We offer a $100 bonus if they helps us get the home rented before they leave,

And another $100 if they leave the home perfectly spotless. Both are cheaper than our turnover costs.

We keep good communcation by text and that seems to help a lot.

When a tenant says they want to schedule a move out inspection. I give them a second copy of the move out checklist and ask them to have that with all the things they did checked off.
