Well if you have not filled out the deposit accounting statement, I would add the unseen damages and costs needed to bring the unit back to movein condition, when you see movie and sports posters they are often used to cover wall damages, next time you do any inspection lift or push on these posters. --76.188.xxx.xx |

What "missed items" are you talking about? Something that may have been hidden? or something you just didn't see? Big ticket item should have been seen so is it something minor? Ya gotta pick your fights.

WMH: Unfortunately I have. Twice and for the same property. There is something about 4BR homes that seems to be a problem. It's my highest priced house and everyone always pays on time but the turn over always takes much longer and the damage charges have gone as high as $7,500.

Hidden damages take time to surface. Under carpet damage is one example.
In CA we have 21 days to send a closing statement - that should be enough time to list all damages. Any damages uncovered after that will probably be rejected by the court. --99.59.x.xxx |

This is the reason I do not meet with the res or sign a move out. It’s too easy to miss something while they are purposely distracting me.
And I NEVER return a deposit on the spot.
Yes, add it.
My Deposit Settlement includes photos of everything I am charging. This halts all arguing.
