State Specific Question About: NEW JERSEY (NJ)
What have people found is most effective for them with late days and late fees? Do you allow 5 days? 2 days? Do you do 5% and then 1% for each day after or something else? I'm trying to figure out what my options are and what is following the law.

I have a five day grace period in my lease and then after that I have a $25 late fee. The State of NJ makes us wait ten days before filing for eviction. On your lease you have to write the amount of late fee and the words "payable as additional rent" so you can collect it in court if they don't pay and you have to evict. --69.141.xxx.xxx |

Before you open for business and create a contract download, print, read,understand your local and state tenant rules, how much allowable the fee can be and when it goes into effect will be there. My local and state law does not require a late - grace period so my lease requires full payment before or at 5PM first of each month, the amount varies - I have one side of the street ina city with 5percent max, other side of the street another city 10percent, 1/2mile away another city 15bux a day is allowable until paid in full (I never tried to keep the fees running into the next month but it is worded that way), so let the law guide your actions on paper and verbal comments with tenants. --76.188.xxx.xx |
