Hi.

We have a house with 5 bedrooms and we have thought about renting the house by room as the best way to get more cash flow, but we don't have experience with that type of rental arrangement. What is your input? We have to do some fixing up that will take years to recuperate if we rent to a single family due to the rental market in the area. --97.117.xx.xxx

Do you want to referee fights over who made a mess in the bathroom and who ate who's peanut butter in the fridge? I rent rooms out. I live in a college town and kids look for just a room alot. i own a 3 family house and they know it becomes a roommate situation. All 3 floors get rented out that way.

This has happened by default. It's hard to rent out a 3 bedroom apartment to 3 students all coming in together anymore...they want just a room.

They basically get along, mind their own business, but all are responsible for cleaning at the end.

Another idea would be to include weekly or biweekly cleaning for the common areas, then up the rent accordingly. This might work out well for you, so just their personal rooms are what they need to be responsible for.

Nati,away back in the 60s,we rented to students in the local college.the city ordinance was five unrelated people in one unit. We went accordingly.Built another unit for an RA,who handled the day to day calamities which happen in students lives.worked out good.........charlie..................................................................... --174.199.xx.xx

Thank you everybody! I contacted the city where the house is located. They said that there is no limitation on the unrelated people leaving in the same house, but I can not divide the house.
