Hi i have a tenant leaving me in a lurch moving out mid month; i am considering a move in special waiting security deposit based on completed application. Any landlords have feedback on this? I know its a risk --172.56.xx.xx

No deposit attracts bad tenants. I did it for a while and had a few good ones, but mostly bad. It also scares away good tenants, they think there is something wrong with you or the property. I still do deposit specials, but not down to $0 or $99. Maybe half a month or $200 off, that lets good tenants see they are getting a deal, but not a "too good to be true" deal. I prefer a deposit discount to a rent discount because the rent is mine to keep. --73.102.xxx.xx

If you are going to advertise a special, make it so you are attracting the right tenants.....

Move in special - with qualifying credit....only 1/2 month security deposit. Others will be considered, however you may need to pay extra deposit depending on your credit score. If I offer a discount on something, it is on the deposit and not on rents. --24.101.xxx.xxx

I use the $ 99 special as a marketing ploy. Demand is pretty high in my area and almost no one comes in expecting to get it. Of course, the ad explains qualifying criteria. I don't know your area, but we're moving into high season for rentals, so a discount may not be needed. --207.172.xx.xxx
