So I hired a real estate agent thinking it would reduce the garbage applicants and my stress. This was the first and last time I do that!
My first applicant, in the category of "you can't make this stuff up". Questions on the application: Bank/Checking information "Yes, I have one" Seriously, this is my favorite response. Like we are just checking in to make sure you're an adult and have a checking account! Present Employer "Myself" employed as "Owner" and how long employed "Present". Owns no vehicle. No current landlord phone number.
As Suze says "you are DENIED!"

To get responses from better prospects it's a combination of the property, price, ads with excellent pix and succinct info on the amenities. And of course choosing the best website for your area.
You'll find that many on here have excellent success with Zillow but it doesn't work for some. So try several and track the number of responses and importantly number of qualified prospects.

The part at the bottom where it says have you ever been evicted, refused to pay rent when due, committed a felony. All responses are no, until I pull up ELEVEN Rent and possession cases. Real estate agents for the most part do not care about a measly small rental commission and also the fact they have to share half of that nothing commission with another agent most times. I have had terrible terrible results using a real estate agent to rent out places. Now if I don't rent it myself I use a tenant placement service that specializes in just that. --173.239.xxx.xxx |

We end up renting 96% of our places. We do not expect stunning results when a realtor shows a property. I doubt that they know how to respond to objections. I believe that most "problems" that tenants find with a rental can be met with an effective counter. --24.233.xxx.xx |

I've consistantly watched management companies place applicants that I've already rejected for good reasons. I'm not allowing anyone to do my screening but me.
So, my only real estate agent story is when a nice sounding lady from out of the area asked if she could have her niece look at the house and if the niece said it was acceptible, she would drive over to see it in person.
The niece looks at the house and then tells me she will tell her aunt to rent it, but only if I pay her a commission.
Sorry about that, nice old lady, I don't ever pay commission, doubly so when vacancy rate is under 1% and the tenant found the rental and contacted me herself. --174.216.x.xxx |

Hmm. What's the reason for moving?

I chuckled and let her know that I wouldn't be able to help her out.
