I have a decent class B single family for sale,new paint etc,no carpet.I don't want dogs and I have a prospect who doesn't have a dog but I want to cover it in my lease.Do you guys simply put no dogs in the lease or do you put 1 time dog fee of $1000 and $100 month? I am thinking the dog fee will give the lease teeth whereas if I just say no dogs all I can do is say get rid of it and the damage is done anyway --72.231.xxx.xxx

We have always had a pet friendly policy. If I could legally get away with it I would have a no children policy. They do a helluva lot more damage than any dog we've ever had.

Just put no dogs of any kind and emphasize a fine of $500 per occurrence and the breach of lease will be grounds for eviction.

You do realize that nationally 63% of households have pets and that number goes increases to 75% for renters.

Since it's for sale I assume you are targeting another investor?

A lot depends on the flooring. If there is carpet, hardwood flooring then more then likely when they move the carpet, hardwood flooring will have to replaced. If they go work then who is going to look after a unattended dog. How long have they lived at the present residence. Maybe do a inspection to see how they live. Generally people with dogs eventually ruin the rental unit then move on. So count on a sufficient deposit to mitigate loses for damages. For multi-residential apartment dogs can cause problems with noise, lawn. Had some where the dog used the balcony then they sweep the dog mess over the balcony. Better to charge a much higher rent and maximize the cleaning, damage deposit. Porcelain commercial grade stands up to dogs. --147.194.xxx.xxx

I think I’ll tally up all the money we make from animals and buy a 3rd Porsche with it so I can say the dogs paid for my car.

Pet fees bring in a gob lot of money for us.

Yeah they will say they have no animals, a short time after they move in, they will have their favorite Dr write a note saying they need a emotional animal and you can't do anything about it.

Then they will let the other tenants know that they CAN have an animal if they do the same. Laws out of your control. --66.30.xx.xxx

I don't mention pet fees in my ads. It's on my website but not in the ads. I just say we are "Pet Friendly." That way when they answer my pre-screen questions they just tell me about the animals. --50.82.xxx.xx
