State Specific Question About: CALIFORNIA (CA)
Would you rent to them?
A young couple with 4 kids. Their total income is enough to be qualified. Credit is okay. However, I found some problems:
1) They own a Year 2017 car, and the car is under wife's sister's name. Applicants said the sister sold the car to them, so they are paying the $657 car loan monthly. According to the credit report, they had 10 auto finance related credit check runs in July 2017, but they didn't have a car loan. So, I wonder if they have problems getting a car loan.
2) They provide a single family home address as their current residence for $960. We asked if they rent rooms. They said the owner rent half of the house to them. The house is very big. When I talked to the owner, she said it's a studio and separated from the house. The owner said they have 3 kids. According to the applications and owner, they have been living there about 5 yrs.
3) They have different address on pay stubs and driver license. Driver license was renewed in October 2017, but it's not the address they provided on the application.
4) Two month bank statements average ending balance is low 3 digits.

I would pass. You could ding them for mismatched information for both #2 and #3. I would be careful about engaging with them too, as I'm guessing that they might have their explanations down well and will do their best to convince you to align with their logic.
You could run a credit check through this very website, mrlandlord.com, that is reasonable in case you'd like to need proof to follow up on your hunches?

I ask for 5-year address history on my application. If they have addresses on DL renewed during that time or on paystubs that aren’t listed on their application it’s automatic DQ. Telling the truth is easy if you don’t have anything to hide. --166.137.xxx.xx |

Have you seen the sisters car they are borrowing at the studio place parking? If they have only 3 digits in the bank how can they get into your place - there is a lot of dots that do not connect. Keep taking applications, these dots may never connect as hard as you try, tax return money to move in then only have 1 more month of rent and you have to learn the eviction court process - you should always know the eviction process before you open for business and keep continuing to learn the new rules and how they apply to your business. --76.188.xxx.xx |
