Well, my husband was right again, as usual. When they arrived at 09:45 a.m. for the 10:00 a.m. lock out, our tenant was still in bed! I guess that bed is sitting in the yard right now! I was hoping he'd be gone. Lights were cut off yesterday, so that didn't even run him off. I'm thankful this day has arrived and I am looking forward to getting it fixed back up again.

I don't think the guy even has a vehicle now. It's shocking just how far down the scale some people go from a series of bad decisions. --71.51.xxx.xxx

I am happy for you that the stuff gets thrown out at the time of the lock-out. I have to store the T's crap for 30 days, which means that (1) the house sits vacant for 30 days after the lock-out or (2) I put the crap into storage for 30 days. With a house full of furniture, I often just lose anothe 30 days of rent!

Pat, please confirm with your local authorities just in case but...you don't have to haul their stuff out to the street the day of the lockout. You can simply secure the building and change the locks. You do have to give the tenant 24 hours to arrange pickup of their belongings. However if they don't call and arrange you can then dispose of as you see fit. Of course if you sell any of their stuff you must deduct it from amount owed. However you would be surprised at what people on Craigslist will pay for stuff. It helps to lesson the financial blow and helps with junk removal. --68.107.xxx.x
