Yesterday had my lawyer make out a 30day notice for a tenant. She was given it today. She has tried calling me and constantly ringing my door bell. I am very Leary of her because she how do I put it. Has mental problems. Could I get u landlords to comment on what to do for the next thirty days. I live on the premises. Thanks --97.89.xxx.xx

It may be more than 30 days because assuming her rent is due on the first your notice isn't effective till April 1.Chances are good that on march 1,assuming that is when rent is due she won't pay you the rent so start an eviction at that point for non payment of rent and you will get her out quicker than waiting for the 30 days to be up --72.231.xxx.xxx

You might explore filing a restraining order against her if she becomes too bothersome or physically threatening. I don't know how that works in NY, and since she lives there too that presents a different problem altogether.

I would send her a letter that all communication must be in writing. Then ignore her phone calls/texts and pounding on the door.

It's going to be a long 40 days until the end of April. Stock up on coffee. Part of the joy of living on site with your tenants (and why I never would do that). --173.17.xx.xx

Living on premises will make ignoring her difficult. Without knowing what was happening before or why the 30 day and what your lawyer has advised, it's difficult to comment. I wouldn't want to answer the door, but taking a phone call and having a professional tone with a prepared statement practiced may let the person vent and understand you won't be swayed and they need to start looking. I expect my phone to be ringing in the next day or two. I will let it go to voicemail but then will be prepared to return the call and also be ready for an in person conversation the next time I'm at the building,

Why are you giving notice?

I would respond to her attempts to communicate with a written note, text, or email. Courteous and businesslike.

"Mary, This matter has been turned over to the atty. Please call my atty at 123-123-1234."

Then do NOT answer your phone or door.

Now, stop being the OWNER and be the MANAGER. Managers are not hassled like owners. Yes you can live on the property and present your self as the MANAGER...because you ARE managing.

Lots of good advice here. I'll add that you can observe her patterns of being home/away. Then get out for a walk or shopping while she is away, and return, if possible, while she is still gone (lessens the potential for surprise interactions).

But I do agree that you should put it in writing that she is to do all contact by U.S. mail or calling the attorney, whichever works best for you and your wallet. --71.175.xxx.xx
