State Specific Question About: CLICK TO SELECT STATE

How to screen the tenant if the previous landlords were only relatives. The person is in her forties and previously had a house for several years until she divorced and rent apartment again from the relative. I've got positive references but they are from the relative so I don't know if they are telling the truth.

I've had a family member as a reference once tell me to not rent to the applicant because I'd regret it.

I don't count family, friends, or other close associate references, and I tell applicants that. If they have no residential references, that doesn't necessarily DQ them, but it means everything else has to be at least good or better. I seem to attract newly divorced, divorcing, and women whose live-in relationships have ended. As long as they are working, and everything else checks out, I take them. So far they have been good tenants. They tend to stay for 1-2 years until they remarry or move in with their new boyfriends. I am OK with that length of time of tenancy. Turnovers are easy and I can raise rents to market.

Make sure they know they cannot move new boy friend into your place without his qualification and your approval.

It is a big red flag anytime an applicant is hesitiant to provide their SSN. Run a report -- you should be able to see if the creditors are related to the divorce. Does she owe legal fees, an unpaid for truck, or is she in hock to department stores and Mastercard?

My target market in some of my places is older divorced women (40's, 50's, 60's) with pets. They have bad credit because of their divorce(s) but they have good responsible jobs (nurse, teachers, manager of a bank, pharmacy tech...) and barely enough income to afford the place. They are OVER living with or for men. Their grown children are gone and their pets are everything to them.

Many didn't have prior landlord history because they owned a home with their former husbands, and he's long gone and they are now trying to start over, or at least hang on.

I can't think of anyone with this background history who has stayed less than two and some have stayed many more years than that. --50.82.xxx.xx

Maybe I'm not being fair but I don't put any stock in stories they tell me about their credit and why it is bad. I have criteria for the credit that I have worked out and they either fit into it or they don't. --72.188.xxx.xx

I'd like to talk to their neighbors across the street or next door. When I contact these neighbors, I'm adamant about telling them the applicant has no way of knowing about this phone call. I got their info from public records. Search NJACTB dot org for NJ property owner info. Also check NJ courts website for civil and criminal judgements / convictions. I recently took an app from a young 30+ girl who landed a state job starting @ 43,000/year. She said her credit wasn't great, she's been on the job over a year, and her mother lived with her.

Her income / job history was good. I started with NJ Courts website. It showed she had an eviction action pending at an address she didn't disclose. This address was an apartment above the owner's doctor's office. I searched for a phone #. Called his office, gave my first & last name as it appears on caller ID, and mentioned how I found this doctor. Guess what. The receptionist started singing like a canary. Tenant paid rent okay but left her mother alone during the day. One day water started pouring through the ceiling. Office personnel went upstairs, yelled and knocked on door, but mother wouldn't let them in! Police & fire people were called, they broke in to find an overflowing (not malfunctioning) bathtub. Over $6,000 in damage. Thank God for due diligence. I research everybody - period. Good luck. --73.195.xxx.xxx

Always ask if they have any apartments or houses for rent then depending on the answer you will know if they are really a landlord or relative. When a credit check is done then check out address that comes up on credit reports. If they are moving every three to four months or have any unpaid utilities or bills then let them walk. --184.147.xx.xxx

You will have to do the credit check and get the report to get the truth about this one. Read between the lines when you see it. Look at her facebook page if you can or the boyfriend's page. Do a drive by of her current residence. My feeling is that she will be slow pay and not someone whose rent you can easily raise. Is there a child? Find out. In applicant just graduated with a masters degree. She was living with her parents and all of her previous landlords were friends, relatives of boyfriends. No rental agency, professional manager or non bias reviews.

I asked her to bring her parents along to view the unit for a second time while she submit her application.

Everyone liked the unit. As a contractor I put a lot of love and care into making this a wonderful place to live with lots of extras. Storage space, appliances and more.

I told the applicant and her family that I could not verify her previous rental history except to see she was never evicted.

Her parents stated that she was a "responsible adult and they were confident I would have no issues getting paid the rent in full and on time".

I RESPONDED with "GREAT! Then you won't mind co-signing the lease as an addition occupant for the first year"?

I got them.....If they refused then they didn't trust their own daughter. By the time the parents agreed to sign the lease, a day went by and I had received 6 more applicants. So when the first person called back I had to tell her that the only way she could get the unit if she singed and paid the move in cost by the end of day, or the unit was going to the next applicant that I was about to call and give the unit to them. Within 90 minutes her and her parents came to the property and took the rental...

Yesterday, Originally she said she will pay for rent and security but banks were closed due to holiday, etc. She supposed to start work today, but postponed it and did not have a letter of employment. She said she wants the apartment right away. I ran preliminary background check from the applications and when she finally came back I told her I need to run the background check completely she was giving me all kinds of issues about bad credit and that she had take some small stuff after she list the baby and wasn't healed. She had a lot of excuses why her boyfriend does not want to pay for it neither for the deposit. She also said she ran the background check on me and on the area and that she can get for that price bigger place so I ended up wasting old that time for nothing --73.194.xx.xxx

Your concern that the current LL is going to be less than honest with you.

Why call the current LL? If the tenant is great, the LL will say they are great. If they are not so good, the current LL will still say that they are great.

So call the PREVIOUS LL and ask them for the truth. They have little to loose by telling you the truth --24.101.xxx.xxx
