Good evening,it seem like at least once per month i have to be
fixing something.When i ask the tenants what happened.thier answer is always idont know or it was like that when they moved in.
the door jam is remodeled,the drop ceiling in the bathroom look like it was pulled down,so i replaced it with dry wall.
then the bathroom floor got redone twice now the kitchen floor has 2 tiles missing thier answer is they dont know.
what is the best option eviction based on what or raising of the rent

Prior to signing the lease - have a VERY detailed Condition Checksheet. Document all that you can with "walls, doors, trim, ceiling are all in excellent condition. No holes, damage, stains or wear exist." Tenants also sign that if damage occurs during their stay, THEY pay for it immediately. I've had a couple of repairs that were not the tenant's fault, but that condition sheet has been invaluable on many, many cases. Also, document whether windows are clean, including window sills, tracks, screens and glass. Stoves? Inside, outside, beneath drip pans, sides, racks and bottom drawers, if any, are all clean. If there IS damage when they move in, I photograph the existing damage, explaining that they will not be charged for existing damage, but any additional damage that is not noted is to be paid by them. --69.130.xxx.xxx |

We use a detailed check list for each property. We walk through the property with the tenants and indicate any items that may be damaged. We also take several pictures and have them available for lease signing. Tenants sign property condition and pics of house. --107.77.xxx.x |
