Tex,

If you don't cover the windows your res will.

We put up miniblinds as "self defense" against the railroad spikes screws they found on the side of the road they would bang into my nice window trim to hang curtain rods or rebel flags.

Super easy to swap out. We charge $15 to replace a $5 blind.

My investment always looks nice from the street and Momma Prospect usually says "Nice, I don't have to buy curtains!"

because the other cheap skate LLs don't provide minblinds.

I put mini-blinds on every window. "Provides instant privacy, even before you have time to decorate with curtains." Eliminates the trashy-looking sheet/towel/blanket/rag window covering - at least from being seen from the outside. I find that roller shades break more easily. I charge tenant to replace mini-blinds after move-out for broken slats, missing twisty wand, etc. Don't really care much if they are broken a little while still living there. --68.105.xxx.xxx

I stopped using the cheap vinyl blinds a long time ago for that exact same reason. I switched to the 2" faux wood blinds. They are more expensive buy my oldest set is 8 years old and still look new. And at that price point (approx. $25) I don't have a problem charging a tenant for them if they were to break.n

Not having them, especially in BR's isn't an option.

If I need them right away I get them from HD or Lowes if I can wait a few days I can find them online for about $15 depending on the size.

I use the cheapest ones at Lowes. Once you put up the hardware all you have to do is get a new blind of the same size and put it in the existing hardware. I charge the security deposit $5.00 for each blind. I don't replace them during tenancy. --66.42.xxx.xxx

NC Investor, what do you do about the DUST that builds up on the blinds? I know *I'm* not going to be hosing down any blinds in the bathtub - for $3-$6 we will replace, and depending on length of tenancy not even charge. It's a legitimate write-off which we are always looking for.

With RARE exception do any tenants leave the property as clean as it needs to be so we have professional cleaners at the tenants expense. The windows (interior and exterior) and blinds and window sills are part of our ordinary pre-move in ritual. We pay for the exterior tenants pay for interior and blinds. --71.75.xx.xx

Thankfully most of my windows are a 30" or 32". I can order 2" faux wood blinds from eBay for not much more money as the cordless mini-blinds off the shelf at HD. Local HD has already discontinued most of their corded blinds......you have to look hard to find a corded blind in our HD. And the cordless blinds are ridiculously expensive to my way of thinking for a craptastic ugly mini-blind. --104.128.xx.xx

TEX of TX, I understand your pain and frustration. HOWEVER, Don of PA made a very good point. The blinds are a way to shut out potential vandalism with a vacant unit.

The 2" or 2 1/2" faux wood blind really gives the windows a nice look. Add 3" to each side of the inside width dimension of the window. Walmart.com has some very nice blinds at reasonable prices. You will order online but thats ok they are very good about returns IF you have any missing pieces. And you can get the window dimensions close to the size you need. Colors vary: white, off white, light brown, dark brown are a few of the colors. IF the length is too long its easy to reduce the size. Once you are done with the blind they really look custom.

I know the 2 1/2" blinds have the cord on the outside of the slat and not a hole in the slat giving more privacy.

If they are dirty you can fill the tub and dip the blinds in the tub will help get them clean.

It gives the unit a nice uniform look from the outside. PLUS the tenant does not have another expense added to move in costs of window coverings. Unfortunately upon move out most of the window blinds are damaged. However thats why you have the security deposit to cover this expense. Also when you do your monthly inspection and you see a damages window blind you can address it and charge for it before the end of lease. --99.56.xx.xx

If they have not been cleaned then you choose - replace or clean, the tenant knew they were clean at movein time, don't fuss over this, write down all the sizes and keep in property folder - stop at walmart and look at the newest fishing lures on your way to the river get the blinds... --76.188.xxx.xx

I look at it as the cost of a turnover. Damaged or missing blinds get charged against their SD. Dirt blinds are cheap enough to replace. I also buy new toilet seats and shower curtain liners when their is a new tenant.

It always amazes me how I show the place with all the blinds open and the sun shining in, which gets lots of nice comments, but then once they move in the blinds are closed and never opened again. --96.236.xx.xx

I use the $4 cheapie ones from Wal-Mart. $15 per window to replace. It's a profit center that helps cover for other things that aren't so easy to pin down or that we miss until later after the deposit is returned.

Same concept with light bulbs. $1.50 per bulb for a 4-pack of LEDs. $5 to replace.

Same concept with smoke detectors/batteries. $5 for the cheapies or $15 the hard-wired ones from Wal-Mart: $10 for a new battery or $30 for a new hard-wire replaced.

We're in this business to make money, yes? Don't eliminate profit centers. Maximize their potential. --173.17.xx.xx

The cheapie blinds are not worth the time to clean in the tub. The pricer 2" to 2 1/2" are worth the time to clean them in the tub. Of course if they are really dirty like the kitchen window area then replace them and charge the tenant. IF the tenant smoked and the blinds are smoke damaged replace and charge the tenant.

Sid of MO is correct about the profit center and just replace them.

The Smoke Detectors and Carbon Monoxide Detectors (costs more) are very important to install for the tenants safety. HOWEVER I will never understand tenants that remove the detectors because they burned food while cooking. More important issue AND NEVER reinstalled the detector for their OWN safety. --99.56.xx.xx
