Yes. There's a reason...typically, "I'm getting evicted by my land lord or thrown out by may parents / grandparents / boyfriend / girlfriend in about 4 hours...."
I wouldn't know about the 0.1% of eager candidates this doesn't apply to. I always tell them they have to apply and be approved, which usually takes 1-2 business days, and I never hear from them again. --173.17.xx.xx |

We get eager qualified tenants every time we list a property. If a prospect calls, as opposed to only email, it's only to find out if it is still available.
Properties do not stay on the market here and no landlord will hold a property for more than 2 weeks so no one looks until they absolutely need it. If they find a property they really want they have to pay for it while concurrently paying their existing lease which obviously discourages tenants from looking in advance.
It's a vicious circle that not only puts pressure on the prospective tenant it puts pressure on us to process the applications quickly. --71.75.xx.xx |

When just starting out had a woman who seemed very pleasant and drove very nice car. Told her app approval would take about 4 days due to weekend, fine. Then next day started calling trying to get me to approve before credit check came back because she had paid a deposit on another place before she found ours and they were pushing her to signed lease and she liked our place so much more. Didn’t make sense, I have never kept looking after finding a place I want to apply for. Credit check came back awful! So glad I held out. --166.137.xx.xxx |

As vacancy rates go down there are fewer rental housing providers handing out keys without running thorough credit checks on all adult applicants along having the utilities switched over. For problem tenants getting evicted is a way of life that is a never ending story. In the province of Ontario many of the smaller rental housing providers who handed out keys with hand shake are selling those rental houses then leaving. With 6 months of rent arrears along around $10,000 dollars worth of damage it is easy to understand why they are becoming extinct. --147.194.xxx.xxx |

The prospects who become the best tenants for me are those who are looking well ahead of time, are calm, ask intelligent questions, and take their time to check out the competition (really!).

I've actually incorporated this theory into my screening process. Since I pre- screen before I set appointments, I don't get anyone in immediately. There are occasionally some that will respond hourly to the same ad . These are ALWAYS the ones that refuse to answer the pre-screening questions. Usually because they do not qualify. If they do eventually answer the pre-screening questionnaire, I set them for a time when I already have another appointment anyway so I don't waste my time. --66.189.xx.xxx |
