I'm starting to sell and am leaning toward 1031s. I'm just getting started but am understanding that I can choose the type of housing and not have to be hands on. The possibilities are campus housing, commercial, drug stores, etc. I'm being told that I can realize about a 6% return on my investment and it's about a 9 year commitment. My first thought was that campus housing sounds good and also perhaps retirement housing if available. As I said, I'm just getting started so I could use some wisdom, ideas, stories, and voices of experience. Thank you..!!

Be careful with your 1031 intermediary. Apparently there are scammers out there who pose as qualified intermediaries. Several recent posts on the pocket website about it -- people losing dollars in the hundreds of thousands. --98.146.xxx.xx

You might be able to defer with a Roth IRA or an annuity. We cashed out my mom's IRA and put it into an annuity (SPIA)to defer taxes. --75.187.xx.xx

My atty says the 1031 must be for LIKE KIND. Real estate to real estate is still LIKE KIND. (rental house to farm land, student rentals, or commercial is like kind in my atty's opinion. Real estate to a business is not like kind.)

Stock to real estate is not like kind.

Indiana farm land has skyrocketed over the last several years, from $1500 to now $10,000 per acre. Maintenance free.

Cashing in Tax Free by Leslie Pappas.

After reading this and other books, talking to people for over a year, I finally did my first exchange last year. I sold (exchanged) a commercial property for Delaware Statutory Trust Shares in Multi-Family housing in Florida and Kentucky. This was new territory for me. I am hesitant to do anything I am unfamiliar with. My intermediary held my hand through the entire process and I must say it went well and everything turned out as expected.

It's somewhat complicated - this book makes it crystal clear and from your post it sounds to me like you are looking at DST's or TIC's already. --73.90.xxx.xxx

I used an intermediary from a company called IPX. I don't know if they are national or only in CA. I was referred by Leslie Pappas, the author of the book I mentioned above. I called her and picked her brain! --73.90.xxx.xxx

I have used 1031 Corp, Chicago Deferred Exchange and also a local attorney........I believe in 1031s. They are a license to grow your business.

If you asking what you should be purchasing in your second leg of the exchange - buy something that you feel comfortable with.

It can be a larger complex, storage unit facility, condos, commercial, or even just more SFHs.

What you exchange isn't as important that you have thought out the plan. I would discourage you from looking at gas stations and dry cleaners.

I also think motels are crazy - even after the convention last year.....as they are a great deal of work.

Depending on your age, you might even want to consider purchasing a totally passive NNN property --24.101.xxx.xxx
