So my crazy tenant from an earlier post must have lost her copy of her rental agreement.or the cats used it for a potty box. Anyway I've listened to your advice and just waiting for her to leave. But she continues her wacky behavior and keep talking about court. Think she wants to find a way to sue me, since she's broke and lost one of her jobs.

Anyway she's demanding a new copy of her rental agreement from me so she can prove im wrong.

Weird right she admitted this.

Anyway. I've ignore her since once her request was via text during my Sunday dinner and ordered me to comply within 45 minutes threatened lawsuit im violation of some law .

Ignore her crazy and didn't respond.

Today I receive by her hand delivered not by postal mail unstamped notice from her demand ,24 hours notice to give her copy.

I went to the police department to say she's coming to my home and placing notes in my mailbox and spamming my phone, But they wouldn't even do a police report. I wanted it on record.just in case she got even wackier.

Anyway, do any of you know if there's any law that says I have to give her another copy of the rental agreement, as she received the original one upon moved in.

My friend said charge her a fee, another said no law on the books. I couldn't find anything on line.

I figured she'd just start bugging me about every clause. Between now and when she's out with a copy.

Once I file in court for restitution for damage she'll get copy when served.

What do you think?

Years ago my city only require I give a tenant a copy of their lease once a year. Now the city ( Los Angeles) require I give my tenant a copy of their lease any time they ask for it. So I now charge for a second copy, $1.00 per page (each side) and the tenant has to sign that they got another copy.

One time in court I came with only two copy's. One for the court and 1 for myself. I had already give my tenant 7 copies.....for which they never paid me for them....

I told the judge that the court can make a copy and give it to my tenant, but they will loose it again before the case if over..... --47.156.xx.xx

I have not followed in detail, but have you filed for eviction (unlawful detainer) - unpaid rent already? The police are not helpful to landlords, you should already know that, anyway if she is moving out what does the lease do to help either of you? I would send her the lease. It is created to protect me and I don't want her telling a judge during an eviction hearing that I refused to give her a copy that doesn't help me at all. In the future don't give tenants your home address --66.87.xxx.xxx

So have you recovered your phone in working order?

Is the rent paid in full? The local court will have rules on process and timing regarding late rent - I have places on one side of the street in one city any payment cancels the eviction, the other side can allow eviction if rent is short by one dollar - gotta know your local/state tenant rules before opening for business. The basic cleanliness as JAC-OH pointed out there includes animal waste maintenance (emotional, therapy pet or anything coming thru their door with a guest) so you should be ok with getting the unauthorized animal out. Back then she asked what to do to get back deposit, you found numerous damages - but did you give her estimates to make repairs? When a bad tenant is showing how bad they want to be, best to let them be bad and follow OH 5321 regarding the deposit which states you have 30 days to obtain estimates for damages and settle with an accounting statement sent within 30 days to the new address.

I would suggest reviewing your lease, make a copy and send it out fedex-photo delivery.

I would send a copy to her CERTIFIED mail with signature (or someone above I think said photo verified). Problem is you will want to ensure that it is SHE (or them) that received it. Not just someone who answered the door and signed/photo.

Anyway - what is the issue? She's just not happy or she isn't paying you rent (and now not happy)? I'm a bit confused on these posts lately - it seems some comments are removed as this is not the first one that I've seen/read lately that people are responding to other people's posts within the post that just aren't there.

Even if you are not required to give it to her, you have nothing to lose, and a court will look unfavorably if you refuse.

This may be a little late, but maybe that copy you send should be watermarked with your rental address on every page - that would make it harder for her geeky computer friend to scan an alter to say something else.

I will take advice.

I was only hesitant to give her another copy because she's already told me she needs to get it to debate with me personally her violation status. No I didn't tell her how to find me, but with the internet you can find anyone, well except skipping out tenants but that's another story. I did look up my name once in a search engine 3 option led to a map with a little Mark to my home.

As per the crazy tenant. I will scan it and see if I can watermark it. I like that idea.

I will also send it certified to her as your suggestions so she can't complain about not getting it. Otherwise im ignoring her and her crazy texting. Since she's now putting notes in my mailbox which gives me an uneasy feeling of her hand in there where I get real mail im going to have to report her to Post office since she's done it 2x. I get worry about any crazy in my box.

I will send it out Tuesday morning.
