I just got my check from the report tenant debts service on this site! I reported the debt through them in 2016. No progress until this week when I got a check for the full amount (less commission). They even calculated and collected the interest for me. I usually go get a judgment in court and pursue wage garnishments, but this was a smaller balance and I felt more comfortable spending $13 for this service than $150 for the filing fee.
Glad I got this payment because I was starting to doubt the effectiveness. A few months ago the collection service told me they had not made any attempt yet to collect the debt besides reporting it to the bureaus.

That's good to hear. I have yet to use the service - I generally pursue in small claims if they owe $1K or more, but I would like to use something like this for the smaller amounts. The tenant stayed in state and had a good job, I think I could have garnished his wages without too much hassle, but wanted to test out the debt collection service and avoid the high filing fees for a small balance. The collectors told me up thorough a few months ago that they had not done anything beyond the original mailing and reporting to the credit bureaus and they would tell me when additional collection activity started. I really don't know if they did anything more to try to collect or if they tenant just saw it on his credit and sent them a payment to get it taken care of.
I have interest in my lease, the same amount as the law states for pre and post judgment interest. I don't remember if that was a part of the form when I originally submitted the debt or if the collection agency just added it on based on state law.
The new and improved report resident debts service has the same original price and credit reporting features, but now also converts your debt report into a contingency collection account which is "actively" worked on to bring in the money. They keep a percentage (30-35%?) and you get the rest. I'm not sure what "active" steps if any were taken, but I did get a check from the collection. --73.102.xxx.xx |

Even we file eviction, if tenant can not be served and do not go to court, we do not get money judgement. Nothing shown on their credit report.
I will start to report for those type of tenants too.

I may be wrong or I may not have understood that correctly but when I was checking into a collection agency their paperwork said they charge more if we already have a judgement. Or they charge less if we do not have a judgement. Seems backwards to me but I do believe I read that at least twice.

I do know that similar to the IRS there is a specific time after which you cannot collect a debt.

I think you can submit a debt which you have a judgment for. I did not have a judgment on the one I submitted. The collection agency sends a letter to the debtor informing them of the debt and how to dispute it. If they don't dispute it, it goes on their credit. If they dispute, they come back to you for proof of the debt. My tenant did not dispute the debt, so I don't know what proof would be requested or acceptable. I assume a court judgment would be the best proof, but maybe copies of a lease, payment ledger, damage receipts, etc could be used if there was not a judgment. --73.102.xxx.xx |

We have often wondered if this would work. We have a number of judgements, but people have a way of disappearing. We also have a number that have just disappeared, owing rent and damages, and we have not been able to find them to get them into Court. Indiana also limits LLC's to a maximum of $1,500 in Indiana (unless you hire an attorney). If you are an individual, you can get up to $6,000 without an attorney.
In Indiana, we have a Last Known Employer resource through the State of Indiana, but you have to have a judgement to be able to use it. You also have to sign up for it before you can start looking for people. If the person is working within the State of Indiana, they can tell you where they are, but if they are the type to change jobs like some people change underwear, it makes it hard to catch up with them.
With this service through Mr. Landlord, we might be able to collect on those individuals we cannot find.

With the $1,500 LLC limit, you may want to just send the full amount to the debt collector. On a large balance, you could end up with more than the judgment cap.
