People communicate now because now is when they are available. I have no problem with midnight texts, because my phone's "Do Not Disturb" goes on at 7 pm, and phone comes back online at 7 am. My voice message greeting tells them whom to call if there is an emergency.

My knee jerk reaction is to say....."next", however I recognize that people are simply leaving me a text in the middle of the night. Compared to expecting me to respond to a text in the middle of the day.

I don't text people late or early.

Side note. I loved the passion for work that was brought out in "The Aviator" when the character asked get a known jet engineer on the phone, not worried about the hour. --74.96.xxx.xxx

One of my former tenants was a nurse who worked the night shift in an ICU unit. I would get texts from her at 2 or 3AM. One day I mentioned to her that they were waking me up and could she confine them to a more reasonable hour.

She was shocked and very apologetic. She told me she sent the messages to be sure she didn't forget later on and assumed that my phone was either on mute or do not disturb since it was my business phone. I'd guess that many who text a business at night have the same assumption.

I have no problem with people texting me 24 hrs a day. I consider texts like emails: you send it when it's convenient to you, and I'll read and respond when it's convenient to me. We don't do texts but I agree with those that say that they don't expect someone to look at or answer at that time. I leave voice messages on off hours, Sundays and holidays knowing the phone won't be answered right then.

I notice tenants do the same hoping we won't answer right then with some excuse that they would rather state without a discussion.

Same with emails. I wouldn't expect that the prospect is expecting a return response until sometime later. --66.30.xx.xxx

I think that the prospects think you are a business, and therefore you have an answer machine and you will hear it during business hours. You are probably missing good tenants. Its possible that they have only rented from the big guys and not from Mom and Pops. You may not be a Mom and Pops business but just sayin don't automatically think that they are being rude.

They are not texting a PERSON, they are texting a business.

Our texts come to a dedicated phone, $10 per month on the family plan.

One of the things I like about texts and emails is that we don't have to both be "present" to have a conversation. The tenant or prospect can text or e-mail me when I'm busy and can't talk and I can respond when I have time.
