I have a potential tenant who wants to rent a property who says he is veteran and would receive help from the VA to cover his rent. The only concern I have is that he admitted to breaking a lease within the last year. He explained some of the circumstances of the broken lease but I am still not sure if I'm comfortable with that broken lease. I respect and appreciate what our veterans have done for us, and would still have him fill an application ,but the broken lease is a red flag.Any advise or suggestions would be appreciated. Thanks

I would talk to the landlord and get the landlord's side of the broken lease story, and also what condition the unit was left in and if all rent and damage was paid for. I never take an applicant with a bad landord reference
I'd have to see a Grant letter from the VA guaranteeing the rent and explaining the terms. As far as I know, the only VA grants for rent are for the homeless, and I consider the homeless to be high risk tenants. --174.216.xx.xxx |
