I have a potential tenant who wants to rent a property who says he is veteran and would receive help from the VA to cover his rent. The only concern I have is that he admitted to breaking a lease within the last year. He explained some of the circumstances of the broken lease but I am still not sure if I'm comfortable with that broken lease. I respect and appreciate what our veterans have done for us, and would still have him fill an application ,but the broken lease is a red flag.Any advise or suggestions would be appreciated. Thanks

This person would not have garnishable income but in TX garnishing does not work anyway so be sure to have him pay you direct and then he can work with the VA, there is a stumbling system in my area called HUD VASH, very poor oversight by the VA - my tenant moved in a friend but kept a travel bag of clothes in one bedroom (his wife and kids never got in the place) and when I added repairs to the next rent cycle he did not pay so I had to evict, suddenly VA stepped in and I alerted them the wife and kids never been here, they wanted a total refund - there was no kids or wife mentioned on application and payment was approved so court took our side, another sec8 circus... --76.188.xxx.xx

Sam, you are wise to have doubts. I would pass on this applicant. I say this as a member of the armed services (Army National Guard) of 21+ years.

Not all veterans are heroes. Some are downright ornery. You have no way to know one way or the other, so there is certainly no obligation. Also, what you're proposing to do is give him possession of a property worth tens of thousands, if not hundreds of thousands, of dollars. This is a far, far above a place like Applebees giving them a free lunch (limit $10 value) once a year.
