I had it happen to me once. The next day, I opened up a bank account at the bank a block or two away and had the tenant pay rent directly to it.

That time-- #1, I looked at the money order stub. Then, I told him to file a claim for a lost money order. Then, I had him repay his rent while his claim worked its way through the system.

According to him, he had bought a USPS money order at the post office counter, stuck it in an envelope, and walked it five feet over to the slot. It's perfectly feasible that an unscrupulous postal employee may have seen it, and may have taken the envelope from the outgoing mail basket, and may have stolen the money order. It's equally feasible that the money order may have indeed vanished into oblivion normally, because local mail gets routed 100 miles away, gets postmarked, and then comes back to us, instead of just going 20 feet away to my PO Box. Who knows? But I didn't want it to happen a second time, so I set up a way for him to pay me directly in the future. --96.46.xxx.xx

They’re past due on their rent. If it was a check they need to stop payment and issue a new one. If it was a MO they need to contact the issuer to have it cancelled and get a refund. A good example of why I require electronic bank draft from all new tenants - it never gets lost in the mail. --166.137.xxx.xx

I had it happen. They texted a copy of the money order filled in with our company name along with a copy of their receipt from the PO.

They had never been late before so I didn't charge them a late fee. It did take them a week to get another one since the PO research takes a while and they needed a week to get the cash together.

If they can demonstrate they've made every reasonable effort...life happens especially if you depend on the PO which is just one more reason why we only do electronic payments. --71.75.xx.xx

Had it happen once. They showed me the receipt for the MO they bought. It was a good tenant, so I let them cancel the MO and get a new one. Once they did, they paid me. "The check's in the mail" is also one of the best excuses. So, I made them prove it. --98.175.xxx.xxx

.I would work with them if they can provide good proof that it was sent in time to reach you.

P.S. It's not a good idea to give them deposit slips and deposit directly to your bank account.

Per our lease agreement, it is the tenant's responsibility to pay rent on time, and rent is considered paid when RECEIVED at my designated address. If they choose to use the USPS, they choose to be responsible for any lost, delayed, stolen, destroyed, (etc) mail and the ensuing late fees. I recommend strongly to them they deliver and pay their rent in person at my bank, using my company name and the last 4 digits of our account number for reference. Then they get a receipt in hand showing it was paid and when.

Or they can set up autodraft.

They need to be put on a weekly payment plan IMMEDIATELY where they pay you for this week starting today. Once their rent check shows up (if ever), they can go back to paying monthly.

Odds are, this is a smoke screen. But if you believe them you can grant some "mercy" with a very low cost to stay in place.

Money orders can take up to 6 weeks to cancel. Don't hold your breath that this money is coming any time soon. They either pay by the week starting today or they leave immediately or I file eviction. --173.17.xx.xx

I just had this to happen with a 2 years tenant. I asked her to bring another check by to me. Odd, she just went on a trip after this happened, and she has never once asked me if I've received the other one yet? Most of the time this has happened the tenant would ask me repeatedly so I am hoping this check doesn't come back for NSF. It costs a lot to stop payment, we agreed I'd tear it up or apply it to next months. But she still hasn't ask me. --71.51.xxx.xxx

Why do they not know what it is? Check? Stop payment. Money order takes a long time I think. I paid a landscaper 400 dollars one month and he never received the check. Why? I had one number wrong in his house number and it took ten days for the check to return to me. --73.33.xxx.xxx

Today is day 12, the question is 11 days old and this is the oldest story since the post office began to carry mail, ACH system really makes it go so smooth, or as Deanna TX described get bank deposit slips with you acct number for something nearby they can use, many years ago I was gullible and took this myself but today I just ask will the rent be paid before the eviction hearing, talk to a friend or co-worker to help out, if we get it we will notify you - rent goes on.... --76.188.xxx.xx

You’ve been here long enough to learn you made 2 mistakes and now are paying for it. The question is will you step up to proper management.

My lease os clear: personal checks and mail are not accepted.

Wait? Zero days. Deliver a money order IMMEDITATELY ($5 per day late fee is accumulating). IF the check shows up we will return it.

99% of the time there is no check. It’s a stall to put off the LL. They think you are helpless.

In court my res said he mailed a check so the judge set the case out ANOTHER 30;days (of free rent!). Oh, and he lied.

1. Personal checks. They can take 21 days to bounce. And young people don!t HAVE checks.

2. No US Mail. They lose stuff. You give up control.

Switch NOW to autodraft. Your people WANT and EXPECT IT!

And never have this problem again.

A deposit only account could be plan B. We use that for folks who cannot handle a bank account. He could deliver payment there TODAY.
