Did anyone have experience with corporate lease. I have been offered corporate lease 3 years term. Don't know anything about that. Is it bad or good thing?

I didn't have success with my corporate leases. I believe the fault was largely with my attempt to adapt my existing lease (residential). Get a good lease that is written for corporate leasing with it being a more lucrative for Ana agreement than your standard lease and you will be golden. --72.172.xxx.xx |

I had one for a tenant who was here for a year and part of his contract was that the company was paying his monthly rent. They had agreed they would pay it directly. I used the normal lease and the head of Human Resources plus a manager in the accounting department both signed it.
Since they were the responsible party for both monthly rent and any damages it made sense.
The only modification was under the section allowable tenants where the person actually occupying the property was the only person listed. --71.75.xx.xx |

The company that used to rent places out from me has since moved on.......I was able to get an extra 15-20% higher rent, but the units seemed to have more wear and tear on them. It was harder to hold the company accountable without them thinking they were getting scammed.
So it was nice having the place rented out to CATRON contract workers, we didn't make huge profits on large mark ups. I am told of a company located around Lansing Mi, that pays nice mark ups......but again there is the wear and tear issue too --24.101.xxx.xxx |

My experience was the exact opposite. My original walk through it looked like no one had even been there. Then corporate sent in cleaning crew and it looked amazing, I had nothing to do except put it back on the market.
