I have a house in a really bad area that I invest in. The only reason why I bought it was because it was almost for free and it came with a new roof and all the copper. I need to replace the header on the outside of the house for this sliding door. The wood is rotted very bad. My handy man says he has to take out the sliding glass door and frame (I think he said frame too)to take out the piece of wood. Normally I would say lets replace it with a normal 36" exterior door, then put up a security door so they dont kick it in. I really dont want to spend the money for that and even though the seals on the glass are broken, it slides well, I do not want to replace sliding door. I get nevermore if he takes out the sliding door because of how old it is. I'm thinking of just telling him if the outside header is rotted that bad he should be able to putt that piece out by itself and slap a new piece on there. I'm not that educated in this area to be able to say that.

Any suggestions???

Suggest you follow your "gut" and replace the sliding door with a secure 36" door instead. The door will have to be removed to replace the header, so you will already be halfway there. --98.122.x.xx

If it's that bad of an area, you will work twice the time someone throws a concrete block through it. Follow as gevans says and replace with a security door. Save the sliding door for another project in a better area or donate it to Habitat. --107.77.xx.xx

Eddy, it should be an easy fix,depends on how good he is.You say the seal is kaput.If the slider is Anderson take the number imprinted on it to your building supply dealer and Anderson will replace it.Your man will have to pick it up and install..You say a lot of copper on roof.Can't be too bad an area if it's still there. .......charlie............................................in New Haven,would be gone a long time ago........................ --174.199.x.xxx

I have found sliding glass doors and

rentals don't mix well.

To replace the header, you deffinitely have tomremove the existing door and framing anyway.

So do it right....once.

I have found a standard hinged door will last longer, seal better and is more secure than a sliding door. --65.94.xxx.xxx

I'm replacing the slider with a door. Maybe the reason why I think sliding glass doors are better because I have never seen anyone break one yet to go into someones house. I always see the door kicked in.

When we first bought our farm, we rented out the house on the farm and used the shop apartment as recreational property. There is a sliding glass door in the apartment that faces the woods. I knew it would be an easy target for thieves. We installed an industrial scissor gate over the sliding glass door. We did not have a problem with break ins. We did have evidence that people had tried to enter that way, so it appeared to work.

Eddy,

Check the gauge of the steel for that door. Some are light while others are thicker and stronger. Remember steel gauge thicknesses are "backwards" - 22 gauge is thinner than 16 gauge.

We've had sliding patio doors smashed - some by accident (kids, furniture), others by thieves (usually found in foreclosure purchases)

I watched some police videos showing how they can smash thru a door by breaking thru the panels or at the bottom and bending it in while the deadbolt holds.

Long term solution.........the market is closer to a peak than a valley so now is the time you need to be upgrading your portfolio holdings.
