looking for some input. I have a duplex, one side I decided to pull out the carpet. The tenants wanted the floors bare, I agreed, they painted the floors, and they do look good !!! The kitchen , and both bathrooms are tile. The tenants are moving on and now I am getting ready to rent again. Should I leave the floors bare, but painted, and they do look good, or put some type of flooring down, but not carpet. Also my thoughts are that when I get ready to sell, I can give the buyers the option of putting there own floors down that they want? any ideas would be great. --99.166.xxx.xx |

I can't imagine painted floors looking good but if you say so. I'm in favor of carpeting up north here. You have bug issues where you live. I would tell people to get their own area rugs but with a duplex there will be a ton of noise without carpeting. Best flooring for rentals if noise is not a issue is commercial porcelain. Very labour intensive to install more expensive then other types of flooring but durable, long life along with easy to clean. Not effected by a lit cigarette. --147.194.xxx.xxx |

Something we took the time to do in one of our side-by-side duplexes was to frame up a false wall and install more insulation between the units. DRAMATICALLY reduced noise. All tenants since then have reported no noise issues at all - we ask them.
Laminate is the loudest flooring, in my opinion. Very "clicky" sounding when walking on it in heels or by dogs! Allure is much quieter.
In our own house, where we have a tenant in the downstairs apartment we installed Allure over a soft underlayment - the kind you use with laminate, as a matter of fact. I don't recommend this in a rental. Over the years. furniture has made divits in the floor and there are places where the seams have given way. Someday when we get the ambition we will replace it with that new Allure that has padding on the back. --50.82.xxx.xx |
