How long should a dishwasher last?

I have had some last 10-15 years, but I had my handyman just swap out one after about 16 months on Friday.

I am wondering if quality is slipping that fast in Amania products.

I think quality is slipping fast across the board on appliances. Especially the ones I’m willing to purchase to put in a rental. You still get some good ones that will last a good while but the number you have to replace after a short amount of time is ridiculous. --166.137.xxx.xx

It would be rule of thumb to allow five years for dishwasher then amortize the cost into the rent. Now there are fewer appliance manufacturers where the cost of replacement parts exceeds replacement. Any appliance in a rental unit is not going to last as long as a appliance in owner occupied home. --192.81.xx.xx

DW in my rentals have been almost repair free for the most part. Most of them are 10 years old.

I had to replace one last year and the motor burned out within the first 6 months.It was a mid-level GE. The tenant takes great care of the property so I don't believe he had anything to do with. Unfortunately I bought it at HH Gregg and it occured right after they went out of business but the manufacturer made good on the warranty.

I just replaced a 15 year old whirlpool with a new whirlpool dishwasher.

I have had (personally) just about every brand made. What I have discovered is that price is not necessarily an indication of durability or dependabilty. I used to swear by Thermador and Viking and today you couldn't give me either for free.

I no longer expect appliances to last as long as they used to if for no other reason than the reliance on electronic controls vs. mechanical and my attitude about electronics is that when they fail I just dispose of them. --71.75.xx.xx

In my own home one last 16 months (just 4 months out of the one year warranty).

The next one 14 months.

In both the control board went out.

I went back to the good ole dial control and it's worked fine (so far) for the past six years.

Most appliances are 7 years for me, but dishwashers less than that. Built a new house 15 years ago after a fire. Think I'm on my 3rd dishwasher and washing machine, second dryer and hot water tank. The oven, fridge, and cooktop (knock on wood) are still good. --107.77.xx.xx

My experience with an extended warranty was not so great.

With my second dishwasher I did buy one (a 4 year warranty). The dishwasher's control panel went "kaput" at 14 months and the cost of replacing this was more than the cost of the original dishwasher (I had purchased this during a Black Friday sale).

Because of this, Lowes would not honor the replacement guarantee on the warranty. Instead they refunded me the original cost of the dishwasher. This meant I had to purchase another dishwasher and, if I didn't know how to install it myself, would have had to pay an installation fee. They also discontinued my 4 year warranty 2 months into this because the warranty I purchased was on the old dishwasher.

So beware that warranties may only be useful (at least with Lowes) IF the repair costs will be less than the original cost of the appliance.

I hope this makes sense.

GAIL K: All extended warranties will only cover up to the cost of the unit. Some even prorate the amount they will allow depending on the age of the appliance. Warranties are not transferable if they replace your old unit. That is standard in the industry not just Lowes.

I do buy extended warranties for my home appliances but I justify it since they cost so much more than the appliances I buy for investment properties.

Today I buy used replacement appliances. I'm getting top of the line brands from people who are renovating their kitchens. None of them are more than 3 years old and cost me less than buying new entry to mid level level appliances I would normally buy for the properties. The tenants are ecstatic when they see the upgrade over their previous appliance so it's a win win. --71.75.xx.xx
