We charge $35/pet for tenants in our SFHs. One tenant moved in during the summer with two pets and signed the lease to pay extra $70/month. She just texted me saying that one of her pet ran away and asking us to reduce the pet rent to $35. Questions: Do you reduce your pet rent during a lease for this kind of reason? Do you need tenant to provide proof or make an amendment to the lease in order to reduce pet rent? --47.187.xx.xx |

Only change the payment when the lease is set to expire/renew. I explain to tenants that the cost of having a pet is actually $420 per lease year ($35 * 12 month), but that we split that amount up into easier to pay installments. The full amount is due from the minute the animal sets paw onto the property and runs the full term of the lease, but the reason we go monthly is we're helping them work out a convenient way to pay what is due. Damages often cannot be determined right away, and a pet can do a lot in a day or 2. Fleas, chewed up trim, urine on carpets...none of that is easily fixable for $35.

If your lease specifies $35/pet then if she only has one she should only pay $35. If she had brought in a 3rd pet you would've charged her an additional $35 for a total of $105. Your policies need to be enforced uniformly and must conform to your written lease or pet addendum.
If you have a lease for a given period you cannot change the rent until renewal but a pet fee is not rent. --71.75.xx.xx |

It's good that you checked your paperwork ... but I agree with NC Investor to the points of:
1. how did you come up with the price? Was it $35 per pet for a total of $70 (and that's what is in the contract)?
2. If they contacted you about having a 3rd animal - would you have said "well, it's $70 so that's fine ..." or would you say "well, that's another $35 so now it's $105"?
If it would have been $105 then I think you know the right thing to do.
As far as proof goes - when did the pet "run away"? Do you have pics of this pet? Can you (or they) prove that the pet isn't there any longer?
Be careful with the $70 thing - you could open yourself up to the point they can bring on additional pets for no additional fees ... --69.201.xx.xxx |

Ours is a minimum of 1 year.
Sometimes pets die. We visit the house and verify no pet, no litter box, no food dishes, NO DAMAGE, etc.
and adjust the rent.
Me? I'm OK with adjusting now because they are still paying for pet #1.
BUT...
be slow. Pets are usually replaced quickly.
