Many of my insurance carriers changed their mentality and began raising insurance premiums for their clients. I've been a landlord since 1978, that's 40 years. I had a dozen Farmers policy's including my home. Never any claims. But since some of my "unit" (Multi-family property's) were built before 1955, and Farmers "red flags" went up, the premiums for those type's of property's went up substantially, like in the 30% to 40% range. There way of telling me they don't want my business. They people who make the decisions needed to have their head examined.

I was sent paperwork with my annual renewals asking all type of questions. They, Farmers, wanted to know about my pipes, power, roof and other structure stuff. I had new roofs, now copper pipes, panel upgrades and abatement of any lead paint or asbestos, but still they penalized me and wanted to extract blood -- larger than life premiums.

With a new house I purchased for myself, I added a room, made my house 10% larger. My premium went up 40% in one years. Slowly my Farmers insurance agent began to see the light. I wasn't going to take it, the abuse. So I obtained quotes from other carriers and get better policy's and spread my coverage between different carriers.... BTW even though I dislike Farmers for what they did to me, they still have some products that rock! --47.156.xx.xx

Call or see an independent agent that can get a policy from multiple companies. They have an idea of the best companies for the best situations and will get quotes from them to get the best price for you.

If you can go for a high deductible. That lowers the premium to a point. Ask for different deductibles because I found at a certain point you don't save that much in the premium. Let them know all the properties, including your own personal, sometimes bundling can save money. --96.236.xx.xx

calculate how much you paid in insurance since you beggin insurance-subtract claims-this is your loss.Risk 100% to lose of your money.

OR

If you deposit /invest the premium over the years in your an acc that will grow over time-you will have enough money to do repairs and emergency roof -Risk 0% to lose your money.This is how you force the insurance to work for you-SELF INSURE

How credible is that your property will burn to the ground? or will be swallowed by a sinkhole-or an airplane will crash on your roof? this is what they insure for anyway minus deductible that can be $2000

I have found that shopping the agent, not the policy is more effective. My new agent didn't put everything with one company. He shopped many and got me the most effective coverage for the price. Some policies went up in price, some went down. In the end I learned a lot and covered any weak spots. Some things made more sense to put in a business policy. In my opinion, don't just try to get the insurance for the rentals. Get a price for everything you insure from that agent and he has the incentive to work a little harder. --174.199.xx.xx
