At the house that I call home, I use a pump spray bottle with Clorox and water to spray the mildew spots that always appear in my shower stall. I do this about once a month and the mildew spots disappear quickly. This is not a big deal. It is done in addition to my regular maid service.
However, when these same 'mildew spots' appear at a rental house, the tenants freak out and start claiming the entire house is infested with Mold. Why do tenants do this? Did their parents never teach them anything about how to clean a bathroom?
At every turnover, I notice where mildew that has not been cleaned off of the silicone caulking that seals the gap between the top rim of the tub and the bottom of the surround. That silicone caulk that was pure white when they moved in, is now black due to lack of cleaning. Usually, this caulk has to be removed and re-caulked.
Again, I just want to know why my Class C tenants love to complain about mildew but won't lift a finger to clean it. --68.63.xxx.xxx |

I had a tenant once tell me that these same type of mildew spots were making her sooooo sick and she was having trouble breathing. She was telling me this while sucking away on a cig. Bodybuilder of SC unfortunately the 50 year olds addiction to the cig she does not want to admit thats a huge health issue for her. HOWEVER when she does realize it it will be too late AND she will sue the tobacco companies because they created her problem. When its clearly stated on the package of the cig's. The sad fact is that IF she has babies/kids. She should be ashamed of herself smoking around the kids. Smokers are clueless what second hand smoke does to kids lungs.
It's an excuse because the only one they have to blame is the person looking back at them in the mirror.
Oh yes a house can be very toxic IF it has major mold in it. HOWEVER the mildew in the shower/tub area is the tenants own neglect. AND is a major difference between the mildew in the tub/shower and mold that is hazardous to a persons health.
Of course they are looking for a reason to win the lottery from the MR or Mrs Money Bags the Landlord. That EVIL Landlord did not clean the house and it has mold and caused me my health problem. You can fix LAZY...

The vacancy that I have now has a bedroom window where mildew was on the window sill. Tenant may have left the window open while it was raining,...who knows? I sprayed it with Clorox and within seconds the mildew disappears. The young female tenant I evicted from this house, her last words to me was,..'this house is infested with mold'.
There will come a day when I sell every rental house and get out of this business. I can think of many reasons to do this but the #1 reason is the frustration of dealing with brainless tenants. --68.63.xxx.xxx |

Off topic, but I have to mention it since someone always brings it up as an example of a frivolous lawsuit... The McDonalds Hot Coffee case is legit. It was not some lady trying to get rich. It was a 79 year old woman who received 3RD DEGREE burns from the coffee. McDonalds had been warned repeatedly that it was too hot. They continued to keep it that hot simply because of greed for more profits.
She was hospitalized for 8 days and required skin grafts to her genital area. Then had two years of ongoing medical treatment.
She originally only asked for McDonalds to cover her medical expenses -- no compensatory or punitive damages. Only when they refused did she file a lawsuit.
It just bugs me because it is a HORRIBLE example of a frivolous lawsuit or a situation where someone tried to "get rich" or just blame someone else for their problem. (Note that she wasn't driving and the car was not in motion when it spilled -- she had very little fault here.)
There are plenty of examples of bad lawsuits or "entitlement attitude" situations. The McDonalds Hot Coffee case is simply not one of them. And people need to know that, I think.
(Also, contrary to popular belief, it is NOT what started all of the "warning: coffee may be hot" labels on everything.)

Recently I read that laundering clothes required removing them from the person beforehand, what a novel idea to bath in your clothes, I only imagine the machine designers and builders testing with a suds gathering and someone colors went to other clothes stopped this new washing machine development, can you imagine how large the drying lines would be to hang 3, 4 -5 people wearing wet clothes.

Roy, the reason why is that they have been raised with the mindset of poverty. Squandering money on such frivolities as chloroform and spray bottles reduces their cash. For a person in a poverty mindset,It will never make sense to spend money or time maintaining anything. Secondly, entertainment is far more valuable to those with a poverty mindset.
I have found that I cannot profitabily deal with people of the poverty mindset, and work to screen them out. The in home inspection is most helpful.

It is my understanding that bleach does not kill mold - it only removes the stain. To actually remove the mold I use a dedicated mold removet. It kills the mold but doesn't remove the stain.
I try to first use a concrobrum product such as Mold Control to eliminate and prevent mold (and mildew). Then later I follow up with bleach to remove the stain. --136.33.xx.xx |

In court, I knew I was going to prevail when the judge said to the tenant "I have mold in my shower". You may be missing the opportunity here.
Put in your lease or contract that if they get mole in the (?) bathroom you will initiate a mold reduction program they will HAVE (be required) to be a part of it.
Goes something like this.
Inform the tenant that if they get mold in the ? (bathroom) then you will make a monthly service call for only $25 or $50 and spray to TRY to remove the mold. Then hire a guy for $10 hour to go to all the moldy places and spend 10 or 15 minutes spraying. Require they have the tub shower cleaned of all cloth (rags, towels ) and bottles so all he has to do in walk in, spray and move on to the next one.
You will set the date and give them a time window. Say something like between 8 and 9:30 or 8 and 12 or whatever works for you. If they are not home there is still the service charge that will be added to their monthly rent. You could come back the next day for additional service fees.
Play with this idea a little bit. If nothing else you will get the satisfaction or cheap entertainment of fantasizing.
Or totally ignore this post.

I just had this conversation with a good friend about the "deflection effect" in the workplace. Its always 1) I'm afraid to fix it,2) I don't want to fix it, 3) if I fix it it will always be an expectation for me to fix it. 4) I don't want to know how to fix it. So the easiest, laziest thing to do in all those situations, is simply deflect. Call the other guy to fix it, say it's someone else's job to do it and it's someone else's fault it happened in the first place. This has a rotten apple effect and can poison the entire environment.
To flip it, it isn't about designation of responsibility, it's about initiative, which is increasingly hard to manifest to anyone who has witnessed the lazy, yet squeaky wheel receive accommodations for their very special attitude. Good luck solving the issue. Unless you give them a prize for cleaning the shower, besides the clean shower itself.

I have also often wondered why tenants get mildew. I know we are supposed to run the bath fan for 20 minutes while taking a shower or bath. But I do not like the sound of the fan -- so I have NEVER done this. And I never have had a mold/mildew problem. I clean the bathroom once a week, so I am not a compulsive cleaner. I do hang up towels, where they dry, rather than leaving damp towels on the floor. I keep my curtains open in day, so I get sunshine inside, and open my windows once the outside temp hits 65 to get some fresh air in the house. My house never smells stale. --98.146.xxx.xx |

It is surprisingly pro-LL about this. It basically just says "Hey -- it is mildew and happens to everyone, so you should just clean it up."
I was afraid that, from the EPA, it might be some big "black mold is going to kill you! Tell your Landlord!!" thing, but it isn't. It tells them how to clean better mostly. Good stuff.

I have tenants that were spoiled as children and never learned how to sweep, vacuum, do dishes, cook, wash cloths or fold, empty a waste basket, etc.
So when their shower curtain and tiles start to turn color covered with mold, they call the City Building Inspector or the County Health Department on me.
I am then "Ordered" to clean up the mold myself. So I've learned to provide my tenants with a safe Non-Toxic spray, gloves and a brush to keep things under control. Every few months I conduct an inspection which includes checking out the bathrooms and kitchen counter. If dirty, I provide a written notice that they are warned. --47.156.xx.xx |

The only thing I know to do here is have a mildew/mold discussion with new tenants and hand them a new bottle of Tilex which is 97% water with 3% Clorox added in. My lease is clear: mold and mildew is a housekeeping issue and responsibility of the res. We charge $35 per hour to come a treat if you want.
The key that has helped us (not cured this complaint problem) is instructions in the lease and a little time reviewing this at the Lease Signing Ceremony.
