My latest tenant and his girlfriend were kind of not getting along at the interview. He would say something and she would give him a "if looks could kill" look back. She was sulky and appeared put upon and annoyed.

OK they qualified and took the apartment. Upstairs tenant is now complaining that they argue loudly and slam doors at one in the morning. I had a talk with them today. Turns out they are smelling marijuana, the skunky kind, drifting in the hallway. I smelled it too today.

So bottom line is, if a couple is being snarky with one another at the interview, you may have door slammers and yellers and pan throwers. For those who are aquainted, he is an Aries and she is a Scorpio. I knew that would be difficult.

Absolutely. These types of things are what people miss with lockbox showings. I think personal showings are one of the greatest screening tools we have.

There is a rather extensive section in my written criteria about how applicants behave towards the others in their party, the landlord, the landlord's employees, and the neighbors.

I don't want people who can't get along with those around them. I don't want the complaints and I don't want the damage. Yes I have long vacancies at times with this kind of attitude but it doesn't effect me that much because I do not have much debt. When I find a tenant now they don't trash my place and they know what the deal is. I understand some of you have a massive amount of places so your rules are more flexible. Being a a small landlord I find I can be extremely picky but still effective.

With that being said I just had tenants try to hold rent payment because they said there was chipping paint in the hallway. Yup, I still deal with idiotic stuff all the time. i guess there is no right or wrong answer sometimes. --173.239.xxx.x

I once had a couple that revealed themselves during the showing. I was giving my spiel about "NO Drama In The Driveway!" and such, and he smiled and nudged her. She totally looked embarrassed and along with other little body tells, I *knew* this was their relationship. It was funny.

RB, MI, the zodiac sign has more to do with what a small baby experienced at birth. Was it a frozen wasteland as a Scorpio baby would be born into in November. Was it a lovely April spring day with warmth and sunshine as an Aries would find? Aries seem to be dreamers and wishers. Scorpio on the other hand are fighters and doers. More Presidents have been Scorpio than any other sign. Current Pres is a Gemini and they are fast on their feet and great communicators. They also change their minds a lot. Not sure how the climate in May and June brings that on. I have found that people born around Christmas, Saggitarius can be mean and nasty to people. But they generally don't get a birthday party like everyone else because Christmas is coming and their day gets blended in. There is a woman like that at my garden club. She is almost violent with people and screams at them. I stay away from her. --73.33.xxx.xxx

I have had the exact opposite experience. The couples who seem lovey dovey turn out to be the ones most prone to breakups and divorces.

I've never put any faith in horoscopes but Gemini's are dual personalities and prone to radical mood changes which is on full display these days.

NC investor they are smart too and flexible. They can change with new facts and information. Haven't seen any radical mood changes but they do have a bad temper sometimes. Perfect for high government office, I would say. --73.33.xxx.xxx
