I have a very nice home for rent in a great location priced right. It is very slow here for rentals. I really need to get this place rented. Right now all I have is a couple. They say that they want the house, but it has been one excuse after another getting together. We had an agreed upon appointment for meeting yesterday and they did not show up. Two and a half hours later she texts me about meeting to fill out the application. I do not like wasting my time and really want to move on. Please knock some sense into me. You dodged a bullet. If they are so disorganized that they can meet with you there is a problem. Happened to me once. Woman wanted a two bedroom. She missed the showing. She called me a day later and told me she couldn't come because her son who is autistic, had a meltdown. Um, OK, do I want him melting down in my four plex with all those other tenants having to deal with that? NO. So I told her my policy is not to continue interviewing someone who doesn't show up and doesn't call. She was angry and yelled at me. No thanks. They might also be going through a credit check with another LL and are waiting to see if they get that one. --73.33.xxx.xxx

i know it's frustrating!!! While we don't like it, we do want to get the house rented. I would not bother to give them a second chance, that is just not acceptable! Really 2-1/2 hours later! What are they thinking!? This is business? this is a place they want to live, or do they really?

This weekend I set up three appointments, they did tell me that had previous morning appointments to view places. I don't mind being last, as that is better than being first! All three texted or called that they were running late. One couple wrote down 1pm when indeed the appointment was set for noon. The other two set up showings with other properties just to close together, i truly don't think many people understand how to manage their time,,, just hope they can manage their money!

This potential has zero respect for your time. SO I understand you want to get it rented however that tenant is not your best choice. What employers do you have within 5 to 10 miles of your unit? Take a flier to those employers drop it with human resources department. It doesn't speak well of them that they stood you up, but if you really need to find someone ASAP I would take their application. If they stand you up again, forget it, obviously.

They don't have the money, they want to hold your place in reserve while they continue to search, they know they cant qualify... it's something. Tenants who want a house and have move in money don't keep stalling the landlord off.

I suggest you forget about them. Change your advertising, get better pictures, drop the rent (winter special $100 off for every month it snows), change what you are doing to attract a tenant.

for those who have leases coming up in the winter mos and reducing rents perhaps change to expirations in the summer...I have never reduced rent bc of time of year. the houses & amenities are still the same whether cold or hot outside. so do a 6 month contract to get you in the cycle...I never bother calling back to anyone who is no show. I have learned on this thread, to have the person call and confirm the appointment 30 minutes before hand.

I tell them that if I don't hear from them, 30 minutes prior, then I will assume they aren't interested and I won't be there. This has saved me lots of unnecessary waiting.

I also now email my applications...saves paper and I don't have to make a special trip to meet them again.

For me, an appointment to view a home is no different than an appointment for a job interview. (Or a meeting to become a business partner.) However they treat your appointment, is a reflection of how they will act in the working world. People like that don't tend to stay employed.

Because I am careful w my appointments (I always verify before going) if they are a no show, they get programmed into my phone as "No show" and I won't even answer the phone when they call back. I have had calls for houses that just came on the market and the number will show up as "No show". Sweet, sweet, bullet dodging skills. :) --74.124.xxx.xxx

We usually do open houses but on those occasions when we need to do individual showings we advise people when scheduling the appointment that we will text them 1 hour prior to the scheduled time. If they don't respond then we will assume they are no longer interested. There are times when they will respond that they need to reschedule and I'm fine with that. Non responders who call days later are not rescheduled.

My feeling is that if they are not responsive in the early stages when their interest should be at it highest then chances are excellent they won't get any better when it really matters. --71.75.xx.xx
