One more item to add to your tool bag: I was producing a security deposit accounting for a departed tenant - one from whom I was withholding funds for various small damages. This is the first time in a long time I have withheld funds for smaller damages like this (haven't had to.) She was kind of a princess and I wondered if she would come back and say, "It was like that when I moved in..." (It wasn't.)
So I went back and looked at the SD accounting for the tenant BEFORE her, and found I had returned every dime to her, and complimented her on the condition of the premises when returned to us.

Good thinking!
Added to my lease: Res has 7 calendar days to report any items missed on this Move In inspection form.
That just helped my in court. Stainless sink was badly dented. I did not have a clear picture of the sink at move in. (I had 120 photos, just not a closeup of the sink!)
My court evidence: signed move in, and they did not report anything. I should have added the former move OUT info like you suggest!

Another reason I meet at the property, condition is filled out 1st by the other one while 1 does the lease, then they switch places, I make a copy of everything noted and hardly ever have anything to fix but we do it pronto - that means about a week max unless it is a garage door dent - but a loose railing or trim strip loose from former move-out get the small air nail gun next morning. --76.188.xxx.xx |

We take lots of photos before a tenant moves in. We have a walk through with them and a condition report that they need to sign at the time of move in. This same piece of paper is used at the move out walk through. Signed and dated by LL and Tenant.
A lot of them don't want to bother with the move out walk through. We have put in our lease agreement, that if they do not attend the MOVE out walk through, they agree with whatever we come up with on the condition and charge them for it.
Take lots of photos at the move out for court if needed. Pictures are usually worth a thousand words at Court!
