Oklahoma question (by #22 [MO]) Posted on: Jan 21, 2018 6:54 PM
Message:

Greetings. A relative had an empty rental flood while vacant. Since they're accidental landlords, the didn't think to change their insurance when it was empty. There's probably 50-100k in damages. Does anyone know how long a rental home in ok is insured while empty without getting the vacant home endorsement?

Thanks..

Ps stay on top of your rental vacancies!!!! --70.195.xx.xx

I've never looked.

My agent says the homeowner's policy is more expensive and covers more stuff than a rental policy.

I do understand the concern.

We've had many such floods and even a real 6' high in the house flood. Broken pipe floods are usually limits to some flooring and the basement. Hard to imagine 50-100K damage to the house itself.

We had a flood in one of our TH from an adjacent TH when their HW heater burst. It was vacant and the heat wasn't on and the temps were just above zero.

My ins. co., State Farm, covered my damage which was around $10,000. When I asked if they were going after the other property owner they told me they would file a claim but didn't think it would be paid since it was a vacant rental. Turns out they were right. --71.75.xx.xx
