I hope you don’t mind me saying, but I do like your lease and the ideas presented. I’m trying to get a better feel and how I can incorporate the lease into my NY lease. I like the CD you use for the tenants. If I make adjustments I won’t be able to use the CD and that is a bummer. However, the provisions are awesome. I would like to hear how some folks incorporate the provisions into their lease, especially those in NY. I’m thinking about addding a bunch of your provision as a lease rider. Any thoughts from others who used these provisions? --68.192.xxx.xxx

Can't speak for Ny, but I read thru the whole lease from Brad, changed In to Mo and added one or two details.. I'd avoid merging them... pick the one you're in love with and scab in details from the other one is what I'd do if I was stuck between 2 good leases....I --70.195.xx.xx

Why would you add the clauses as a rider instead of just adding them to your lease? --166.137.xxx.xx

I was given a standard lease to use by an attorney. I have added to lease with a rider. --68.192.xxx.xxx

Brad 2000 will be the first to tell you not to use a rider or addendum. If it’s important to you, make sure it’s in the lease itself. --24.147.xx.xxx

I'm looking at the lease know. Comparing section by section to the lease I currently use. Maybe I'll just combine the two leases used and use that approach instead. I want to make my lease stronger, not weaker. I just need to make sure I'm not violating any NY laws. I have a property I'll be closing on in a few weeks so I hope to use the revised lease with the property. I'm open to any suggestions or ideas. I would also want to eliminate any duplicate clauses.

Again, I do truly like the lease Brad uses...Good work Brad! --68.192.xxx.xxx

Dan, check the termination time for NY. I don’t remember it is one month or 30 days, but I remember changing the terms in my lease. Make sure it is NY state, not NY City. The terms can be different. --69.120.xxx.xxx
